Worst business ive ever come across.Only interested in getting rent.complete rip off on service charges.nobody ever visits site to discuss problems.lucky if you get reply to phone calls within an hour or at all.so disinterested in contracts that they dont realise they are being ripped off as are we.

Daylight robbery! Steer clear of this company

We are currently fighting part of our service charge increases for Fire maintenance and H&S Fire that has increased from £15.46/mth to £177.08/mth. They are saying it’s correct but they have got our service charges wrong for the last 2 years! How they can expect us to pay an extra £161.62 on top of the other increases I don’t know. All of the other increases appear to be fair and appropriate but these Fire ones are ridiculous. I’ve asked for a complete breakdown and a copy of the contract and they cannot provide it!
I’m forwarding everything I have from their incompetence over the last 3 years to Martin Lewis and other media outlets to highlight this daylight robbery!!!

Thank you for your feedback. We understand that increases in service charges can be concerning and want to reassure you that Stonewater do not make a penny of profit from service charges.

These charges cover essential fire safety services provided by Stonewater including the maintenance, testing, and compliance of fire safety equipment within your block, which is required by current fire safety legislation to ensure the safety of all residents. Over the past year, costs have increased due to higher contractor and maintenance prices, updated servicing requirements, additional safety measures recommended through fire risk assessments and inflation. The increase in charges therefore reflect the increased cost Stonewater is paying in delivering these services. We want to be transparent with our customers and are happy to share information surrounding the costs where requested.

We appreciate that these charges can impact household budgets and want to assure you that Stonewater will do all we can to help. For any customer in receipt of support towards housing costs through universal credit or housing benefit, you can include these costs within your application. If you are experiencing financial difficulties, you can view the wide range of support available through your rent & service charge review letter, our website or by contacting us at customers@stonewater.org.

I am extremely disappointed with the…

I am extremely disappointed with the way Stonewater Housing handled my situation. The service I received was completely unacceptable and caused a huge amount of stress for me and my family.

Communication from the start was very poor. Emails and concerns were ignored or delayed, and when responses did come they often felt dismissive rather than supportive. As a tenant you expect a housing association to take problems seriously, but in my experience the management structure appears to be failing badly.

There seems to be a culture of turning a blind eye to serious issues that tenants report. In my case, ongoing problems and unacceptable behaviour from other tenants were raised multiple times, yet little to nothing was done. It felt as though management allowed certain tenants to continue with antisocial or abusive behaviour without consequences, leaving others to deal with the impact.

What made this even more frustrating is that the situation had to be escalated externally before anything was properly addressed. The Housing Ombudsman eventually investigated and found maladministration in the way my case had been handled. That decision speaks volumes about the level of service provided.

Tenants deserve to feel safe, heard and supported in their homes. Unfortunately, my experience with Stonewater has been the opposite. I sincerely hope they take this as an opportunity to review their management practices, listen to their tenants and make meaningful improvements so that others do not have to go through the same experience.

Breach of safety regulations

No warning of the alarm test

Failing to provide prior warning of a fire alarm test is a breach of standard fire safety protocols, as proper procedure requires informing building occupants to avoid panic and ensure they know it is not an actual emergency. Regular testing is legally required to ensure systems work, but this should be accompanied by clear communication, such as emails, signs, or announcements, especially in commercial, residential, or public premises.

How many times do I have to inform them?!!! 😡

Unfortunately, we're unable to give much notice beforehand in these situations, as the change wouldn't be known until that day. I’ve had a really positive experience…

I’ve had a really positive experience with Stone water recently. The lettings process can often be stressful, but my lettings officer, Sam, made the whole thing seamless. She was absolutely fantastic from start to finish—super friendly, clear in her communication, and always willing to go the extra mile to help me out. It made a huge difference to feel so supported during the transition. Highly recommended!

Poor housing association

Honestly worst housing ever leaving me in such poor conditions cow boy contractors left me in such a state im down to 1 room and 4 children 2 astmatic over 30 admissions to hsp due to damp mould and leaks for 1 whole year Left wires everywhere with dehidmifirs for weeks (a trip hazard to all 4 children.

iv had multiple issues with stonewater…

iv had multiple issues with stonewater since i moved in get told repairs will be done asap but i ring up again and again and nothing is done about it but as soon as u stop the rent they constantly ring u up asking for payment but as soon as i mention the repairs they have no clue wot your on about its like its never been reported asked for a mutual exchange filed all documents and goes past the 42 days for any response i phoned up just to get fobbed off with not enough staff to deal with the exchange so no im still stuck in a 2 bed house with 3 kids i WISH i never had taken this house as i never get the repairs done in a reasonable time frame i.e. last year i had a electrical test on the house and i get told there is a few issues with the electrics in the house and wot u now its been about 6 months for them get the electrics sorted

We have just got our first Stonewater…

We have just got our first Stonewater property today, first time ever with a housing association and it honestly such an easy process, not rushed and constant support if needed from all departments.

Stonewater truly believe in customer service more than anything. Going from council to HA is the best thing I ever did as never felt so resured and relaxed with everything.

Well I was in stonewater flat for many…

Well I was in stonewater flat for many years and then unfortunately my baby passed away in the flat and I couldn't cope living in there.. so with help with others and stonewater they helped me move into my forever home and now my little girl who is my rainbow girl has her own room and we now got a garden for her and it's helped me mental health I'm now off my meds and happier in my new home 🏡 couldn't thank stonewater finding my new home 🏡

Put in for a mutual exchange

Put in for a mutual exchange, stonewater now saying they haven’t received the other person’s forms, she looked this morning and the documents she sent haven’t been read,I have phoned three times now and now our mutual exchange will take longer, due to the fact they don’t open their emails , I told them to also check their spam folder, the other person even got an email saying all forms received, they’re making out the other person hasn’t submitted any forms, absolute shambles

Rubbish housing association

They don't do repairs and if they do it's months later would NOT RECOMMEND this housing association my repairs are still on going I'm going to the omnibusman

I had an excellent experience with Rob, the New Homes Executive and Kim, the New Homes Coordinator. Right from the outset, they were friendly, respectful, and very knowledgeable about the process.

They kept me fully informed at each stage of the process and explained everything clearly and patiently, which really helped reduce my anxiety during what can be a stressful time. Any questions I had were answered promptly, and I always felt listened to and supported.

What impressed me most was their understanding and compassionate approach. They treated me with dignity and never made me feel rushed or like I was asking too much. Their organisation and attention to detail meant my move went as smoothly as possible.

I am very grateful for their support and would not hesitate to recommend them to other tenants going through the rehousing process.
I had an excellent experience with Rob and Kim. They were friendly, respectful, and very knowledgeable about the process.
