I have never encountered such…
I have never encountered such unprofessional and rude people in any referencing service. Rentguard’s staff are not qualified, and it’s clear they don't know what they're doing. Their process is disorganized, and they treat potential tenants disrespectfully from the start. This incompetence can easily result in people losing out on properties, which is unacceptable. Rentguard needs to drastically improve their customer service and ensure they hire staff who are both qualified and professional
Cowboys - Landlords beware!
Have used these on multiple occasions, and had 2 tenants complain but overlooked it. I just got off the phone with their customer service and was shocked at how abrupt he was, as though it was painful to assist, which he didnt in the end - providing one word answers and annoyed that I was trying to get to the bottom of why a prospective tenant was declined, because I knew she had made a small error in her form which she was unable to go back and amend.
Won't be using again, cowboys making easy money
10 out of 10
Being a landlord the referencing process can be quiet daunting! A lot of companies now days just do everything online you can't speak to anyone and when you do email you hardly get a response. but I have always found rentguard to be a great service. They are quick to answer the phones and staff are always helpful when myself or future tenants need help or would just like an update. 10 out of 10!
Would give this company 0 if I could
Would give this company 0 if I could.
Misleading and Inaccurate report.
Terrible service. They have failed my application. On the report , in fact I got 3 reports from them they said that as Polish National I do not have an automatic right to reside in the UK. Yet, I have submitted my Residence Permit as Indefinite Leave to remain in the UK since I have been granted in 2004. Letter from Home Office under EU Settlement submitted too where I have the right to rent in UK too. They have also said that I was unsuitable applicant and won't be able to pay the rent, yet the property I have applied for was £300 less what I pay currently. They also did not wait for the references from my employer and they sent their report to the landlord with only half of information. Many mistakes on the form.
For tenants who are receiving Housing Benefit.
Please note: I am in permanent job , but receiving Housing Benefit to help with the cost of housing. Rentguard agency does not take references from Housing benefit payments . This is what I was told when I contacted them for explanation on how I was failed. They do not take this information due to insurance, which not sure what does this mean.
Therefore, if tenants like me on receiving Housing Benefit would be failed by this agency. In my opinion, the referencing is not fully complete and does not give a true representation of the tenant circumstances.
So therefore, to summarise:
I have been discriminated by the fact I am Polish and I don't have rights according to their report ( documents submitted to show them that in fact I have rights since 2004, to live and work)
They do not fully reference your application if you are receiving Housing Benefit, which would mean most tenants like me would fail the referencing.
In the end I have lost the property I applied for.
Please note: OpenRent website is using Rentguard as referencing Agency.
Worst experience ever in my life !!!
Worst experience ever in my life !!!!
Failed referencing with a joint income of 42k/year , didn’t accepted our saving account from overseas (with a few of K’s in there) .
Luckily my landlord took all our documents, analysed and accepted us still. there are no defaults, ccj or whatever in our names, we were paying a more expensive rent and our previous landlord gave the best reference for us including payments on time. This company still thought we were not good tenants 😳😳
We still got the house as our landlord is amazing, we paid deposit plus 3 months . We already live in the house and i’m still being “harassed” everyday with emails for uploading my documents for references again to my tenancy proceed . they are a completely joke of company. not a reliable company and i believe a lot of people lose good tenants and tenants lose good houses if believing in them. jokeee
Worst insurance company ever
Worst insurance company ever. Raising the cost of the insurance policy to nearly 3 times the initial cost with no explanation. Impossible to speak to someone about making a claim.
This company is useless
This company is useless, Landlords beware. They take your money to fail at an easy job you can probably do yourself. Deny applications for frivolous reasons, delaying the process and losing the landlord money on rent and charging them for the privilege. Useless on the phone (if you can get hold of them, don't leave a message as they will never return the call) they also harass the tenants with monthly emails detailing the place to deposit your rent (including after years and years of renting). One star is too high. Shouldn't be a company at all.
This is the worst company I ever come…
This is the worst company I ever come across. They are very rude and unprofessional, don’t give explanation and are failing 80% of openrent referencing which is very interesting. I can see the rating of this company is very low and wonder why they are still in the business? Similar company like theirs making the same references checks gave us different much higher score than theirs. It looks like they are failing future client by a purpose.
Horrible Service
The service is unprofessional and rude. Please do not waste your time with Rentguard.
Totally discriminatory
Totally discriminatory. These people have declined my reference because I am on maternity leave. They have not checked when I am back to work or contacted my employer. I have just 10 days left of maternity leave and potentially could lose my down payment for my new rented house.
Absolutely appalling
Absolutely appalling. I was asked to be a guarantor for my son who was going to enter into a joint tenancy with a friend of his whom I had never met. Rentguard sent me the documentation and when I telephoned them to clarify my potential liability I was assured that my potential liability would be limited by signing a separate guarantors agreement. This didn't sound quite right so I emailed the company to get them to confirm what I had been told. They replied saying that I was guaranteeing any unpaid rent and any losses or damage caused by either tenant without financial limit. If I had acted on what I had been told over the phone I could have ended up with an unlimited financial liability caused by someone I hadn't even met!!
They cannot even get their advice right. Absolutely appalling and avoid like the plague.
Appalling service
Appalling service.
I work as an employee and as a freelance sole trader, but this service only takes into account one of the two (although all payments are made to the same bank). This meant that my final report only reported my earnings from one of my jobs, which accounts for less than 2/3rds of my annual income, and was therefore declined. Weird system and not sure why it's the default option for landlords on OpenRent..
An absolutely horrific experience…
An absolutely horrific experience dealing with this company. Dont try to deal with them if you are relocating to the UK from abroad. One star is far too kind. If there is something like 0 star I would have awarded them. They are so unprofessional and discriminatory. They claim they couldn't verify my proof of address because all utility bills shared bears the name of my landlord. This is despite sharing with them the rental agreement document and receipts of monthly rents etc. As I continue my house search in the UK, I will kindly avoid any Openrent listing as they use this terrible rentguard for referencing.
Incompetent waste of time
There's no option to leave a 0 star rating but that's what it would be.
For some reason OpenRent suggest this company to landlords. I have had around 8 credit checks in the past 10 years without issue. I have always rented through estate agents. I have years of standing orders for rent. Despite this somehow I failed a credit check arranged through Rentguard. One issue raised was they could not locate me at my previous address. This is despite me having a tenancy agreement, monthly payments to landlord in bank statements, letters from local council confirming I am on the electoral register, parking permits for the address. I could go on further, had they simply asked I could have given a portfolio of evidence. However they didn't. Instead in less than one day of being instructed they produced a false report. I had paid a deposit and cancelled all other viewings at this point. Avoid this scam company at all costs.
INCOMPETENT
INCOMPETENT, rude and take decisions that effect peoples lives without doing their job properly. Failed to even check partners income or guarantors ample savings before taking decision. Disgusting how people with such poor skills have the ability to make decisions that effect people lives so much.
Shockingly poor company
It is difficult to believe simply how poor this company is. They declined my partner and I, who earn almost 70k between us and have no debt, as eligible applicants to rent a property. We both have stable jobs, regular income and good credit scores. They recommended a guarantor - one can only assume to make more money - which my dad kindly offered to do (fairly embarrassing at 29 years old). They proceeded to bombard him with emails after he explained he was away on holiday constantly requesting more information from him, increasing the list as they went on. They eventually declined his application, despite his ample savings and income through employment and a pension. Their reason for declining? Because of an error on their part, taking into account only his employment income, despite hassling him for his pension paperwork! When I asked to discuss my application on the phone, I was greeted by rude staff, bound by computers and lacking in common sense. At no point did the application consider the most important thing of all - any sort of reference from a current landlord or to even check I consistently pay my rent on time, which was easily accessible for them. Save yourself the headache and avoid using this company.
Dont bother
No internal communication whenever you send out documents expect to wait a day for a response and to upload more then wait a further day for another response...
Awful company
Awful company! Many mistakes and in the report for my tenancy, they take in consideration only half of official income! You will never get a chance to rent a house if landlord use this company for referencing. AVOID AT ALL COST!
Had just my comprehensive check done
Had just my comprehensive check done.
I was extremely anxious after reading negative reviews here. Since I have recently moved to UK from another country, I already had a disadvantage for not having much information on the credit company. I felt a bit uneasy especially in this tough market for tenants.
Therefore I called Rentguard during the referencing process to ensure everything was going smoothly. The lady on the phone was nice and efficient. I only waited for 3 mins on the phone (probably I was lucky).
I passed my check in two working days.
I would highly recommend to give them a call as well in the early stage of the process - it probably will save your time in the end.
Overall it went quite smoothly so I was relieved, however there was one thing that I would complain..
When I called them, I asked when the request to my employers would be sent, because I did not see the request had been sent on the status, whereas other requests (to landloard etc) had been already sent.
The lady on the phone told me that her colleague had "maybe" sent the request by manual on the day before and that was why it was not shown on the status.
Right after the phone call, I checked the progress status again which showed that request to the employer was sent... I do not know if the request was actually sent before but it made me think perhaps they forgot to send the request and just realised when I asked.
So again, I would highly recommend to give them a call, especially when you have any doubt on the progress.
I believe it also helped that I asked my previous landlord and employer to reply asap.
Good luck to everyone, the market is awful for tenants..
