I reported an issue with the communal door at around 8.00pm on Sunday evening as most residents keys were not working by 10.00am on Monday morning the locks had been changed and new keys issued. The building is quite nice. All of staffs are very kind and helpful. They fixed all the problems very quick. Appreciate that! The location is also great, very convenient. It's only 10-min walk from city centre.

My stay at Apartment 5 , Saco house B16 8LU was worthwhile. The management were swift in responding to my concerns and questions. Rachel.M. was always there to listen to my concerns and that I am grateful for.

Principles management is the worse management that I ever seen, it's bad and the associate director seems to hate her job!
I rented a property In Knightsbridge - (Lincoln House) and I was also a potential buyer for the flat that I rented, I was facing some issues regarding the management etc and I still facing it .... and I had to contact her few times - and in all of those occasions that I had to deal with her it was a very unpleasant and dreadful experience.
I would never ever buy an apartment that principles are managing!
I feel extremely sorry for those who have to deal principles Management!
There are so many bad reviews about them that shocked me! I truly thought that I was living in a premium building with a good management but it was a disaster!! Before to rent or buy anything ask who's managing if it is principles run and fast!!
Avoid them at all costs!
Principles replied to my previous review saying that residents had to block my number! I don’t have any residents telephone number! I never had a chat with them!
Principles management before to reply to any review make sure you know the facts right as defamation and false accusations can lead to legal action!
Also they mentioned in their previous response to my review that I moved out of Lincoln house the block that their are managing - and I Didn’t I still a resident and I deserve respect! Is that how you treat the residents?!?! Joke right?! What a disgraceful company!!

I am one of the directors of Cavendish court ,apartment block.This is managed by Principle Estatemanagement.They were managing this property for many years ,but overtime the service became unsatisfactory mainly because of rapid change of the managers and their inefficiency. We were looking for another firm to manage our property and had our first meeting with a firm when Ms Jessica Deller came on board. She worked very hard to understand our problems, worked tirelessley to get many things in order. She is a good communicator, good in interaction with us and the other residents and she has a lot of patience and skills to deal with difficult people. She is kind and considerate to people. She has been proactive to resolve many issues. I would like to thank you her on behalf of us directors of this property.

Quick response from Jessica to to my e mails and helped me to understand things that I didn't understand a good member of staff to have working for you if I could give her a 10 out of 10 I would do with no problems

All in all a great service

Principle Estate Management charged me an Additional Levy for communal tank and pump works in 2025. They provided a statement, but no works were actually carried out.
I was not informed or consulted beforehand and their explanation was unsatisfactory. On top of this my half-yearly service charge has almost doubled with minimal justification.
Very poor communication Extremely dissatisfied.
I keep receiving confusing and conflicting demands for additional balances.
Responses to my emails are slow and unsatisfactory.

No experience when it comes to managing multiple blocks within an estate. Will support whoever pays them most. Limited understanding of RTM and legislation regarding current regulations. They opt for maximising profits. As a large organisation, you'd expect them to Have substantial resource available to them regarding RTM and shared estates. This is not the case. They refer to generic guidance and surveys that isn't case specific. They have no expertise that their underwriters will endorse. Yes, they may travel to Cannes for conferences but what does that mean??? All expense paid trip to review systems that don't correspond with UK legislation.

Generally it can be frustrating to deal with Principles however Alayia Lowe is very helpful and proactive dealing with issues in a timely and positive manner.

Sent a number of emails regarding my Account recently and have been really impressed with response on each occasion. Staff have been so helpful and I appreciate they are inundated with queries but they still managed to respond promptly and with clarification.
Aliyah Lowe was particularly helpful.

I would highly recommend Bristol street if you are looking for accommodation for University. The site is well maintained, very safe and staff are very helpful, especially Sophie who responds quickly to emails and runs the site to a very high standard.

Having been a tenant at southside with multiple property management companies, Steve and his new team have been so helpful and always making sure that they help where needed and bringing a happy secure vibe to Southside. I witnessed not too long ago Steve and one of his team stop a motkrbike theft taking place in the basement carpark

Principle estate management took over the maintenance on Hope Green, Stanford Le Hope at the start of the year. They’ve been charging everyone £25 a month and in the now 4 months they’ve been in charge they’ve failed to actually do a single thing! Grass and bushes have been left uncut, ponds and rivers have been left overflowing with rubbish and debris plus much more! It’s gotten to the point where the community have had to get together and do our own litter picks aswell as getting into the rivers to clean them out ourselves. As well as cutting grass and bushes back. It’s beyond a joke that we are all paying £25 a month to do the work ourselves yet we’ve all been threatened with debt collectors etc if we don’t pay. So what are Principle actually doing with the money that is being paid to them? Under Section 19 of the Landlord and Tenant Act 1985, service charges are only payable to the extent that the costs have been reasonably incurred and that the services or works are provided to a reasonable standard. Currently the condition of the estate falls way below this standard. Furthermore, under Section 11 of the Landlord and Tenant Act 1985, landlords are required to keep the structure and exterior of the property, as well as common parts, in proper repair. The current state of the surroundings show a failure to comply with this also. I’ve sent various emails and photos to Principle and they try to blame the developers for the grass and bushes being uncut etc. If this is the case what is the actual point of paying the maintenance company to not do anything? I have countless photos I could attach to this review about the absolute mess our badly neglected estate has been left in but sadly I am unable to.
