Extremely disappointed by the sales process and the lack of transparency
We purchased our home at Oakwood Grove in September 2025 for over £510,000 (a small development of circa 40 houses), believing we had found our long-term family home.
Before purchasing, we carried out extensive research and asked a number of questions that were important to us. One of those questions related to the future makeup of the development, as we wanted to fully understand what we were buying into before making such a significant financial commitment.
During the sales process, we were repeatedly assured that there would be no shared ownership or social housing on the development and that the affordable housing requirement had been moved elsewhere. Those assurances were consistent with the information available in the sales literature, marketing material and on the website at the time.
Approximately eight months after moving into our home, we have discovered that 12 properties on the development had been transferred to Magna Housing for shared ownership. Together with the seven First Homes properties, this means almost half of the development now comprises affordable housing products.
Our disappointment is not about affordable housing or shared ownership itself. It is about making one of the biggest financial decisions of our lives based on information we believed was accurate and complete, only for the position to change shortly after we moved in.
Had we been told that private homes on the development could later be transferred to a housing association for shared ownership, we would have made a different purchasing decision.
We have since spoken with a number of other purchasers who tell us they received similar assurances during the sales process.
Alongside this, we had issues with build quality, snagging and after-sales service, which have further affected our confidence.
We have formally written to Pennyfarthing Homes requesting an explanation and are currently seeking clarification about the timeline of events. We genuinely hope the company will engage constructively and work towards resolving these concerns.
My advice to anyone considering buying a new home is to ask detailed questions, obtain important assurances in writing and carry out as much independent research as possible before exchanging contracts.

No faults at all with Pennyfarthing. Jackie was fab when it came to communication during the sale and then Taisha in the office super quick to respond with snagging.
Matt and Chris who dealt with snagging were friendly and efficient with any fixes.
We went through quite an ordeal with a roof issue and the Pennyfarthing team took it very seriously when their contractor weren't getting the problem resolved. Aaron the site manager was brilliant with communication throughout the whole ordeal.
Definitely recommend Pennyfarthing as a trustworthy housebuilder.

We moved into a new Pennyfarthing bungalow at Potters wood in March and are extremely satisfied with the build quality and the responses to our relatively minor snagging issues.
Jackie in the on-site sales office has been very competent, friendly and approachable throughout the whole process and continues to be so. Matt who deals with the snagging issues likewise.
Unfortunately, we cannot say the same for those above them in the organisation.
The buyer of our last property, the sale of which we were reliant upon to finance the purchase from Pennyfarthing, experienced some issues which delayed the process.
However, Pennyfarthing kept pressuring us to exchange contracts even though the delay was outside of our control.
Due to this we were on the point of withdrawing from the purchase several times and it was only Jackie’s and our estate agent’s reassurances that it would all come together in the end that kept us going with the purchase otherwise Pennyfarthing would have been going through the process of selling our particular property for even longer.
The pressure was such that at one point we began to doubt Pennyfarthing’s financial stability and were only re-assured after a review of their previous years financial reports on the Companies House web site.
Whilst our desired outcome was achieved in the end, it would have been far less stressful if some appreciation of the normal trials and tribulations of moving house in England had been demonstrated by the Pennyfarthing’ Homes’ senior management.

We purchased our new home with Pennyfarthing Homes (Potters Wood) and moved in back in January, and we couldn’t be happier with our experience so far. The house is beautifully designed, finished to a high standard, and really feels like home already.

Throughout the entire process, Pennyfarthing were professional, supportive, and helpful. Jackie in the sales team is an exceptional asset to the company and kept us updated every step of the way, making the whole experience smooth and stress-free.

Even now, four months after moving in, the customer care team have continued to provide excellent support with the minor snagging issues we’ve come across. Matt and Chris have both been fantastic — responsive, helpful, and always willing to assist with anything we’ve needed.

It’s been reassuring to know that the aftercare service is just as good as the buying experience itself. We are extremely happy with our new home and would happily recommend Pennyfarthing to anyone looking to buy a new-build property.
