I'm an owner. In the last 16 months I have had the unfortunate experience of dealing with a body corporate manager named Ashley from MBCM. During this time I have been discriminated against because of my disabilities. The first time this happened was when I lost a huge portion of mobility and requested a way to safely enter and exit my home (I'm a full time wheelchair user). My need for this was dismissed and I was told that I could use one of the driveways that most of the residents choose to speed dangerously up and down. After I pointed this out, I was told that I would have to wait for the next committee meeting, which was more than a month away. This meant that I couldn't leave my home nor could I escape if there was fire during that time. At one point I offered up a couple of different entry options, but was told that it would be too expensive to either complete the repairs required or install a safe option. At one point she suggested that installing random mirrors would surfice. I was forced to wait another month until I was finally offered a way out of the building, but not a way in. A week later I recieved the details required to use my only exit. It has been almost 8 months. I still can't independently enter my home, nor can I take my assistance dog for a daily walk; as a direct result I have noticed that my mental health has declined. This is further compounded by the elevators often not being in working order, especially if it's windy outside. The one I have to use has such serious problems that it was literally causing my floor and that of the other residents to literally shake, and often fails to even work. When I brought this up with Ashley, I was told that they were still obtaining quotes for repairs and that the company they were dealing with had refused to provide one. Strangely it had been a long time since they had requested it, which begs to question if there ever really was company to begin with. 16 months later, the extremely unreliable elevators have still not been repaired due to it being "too expenstive", and myself and numerous other residents with mobility differences still haven't been provided with a safe way to enter or exit our homes. This is despite the fact that there was a surplus of "$50,000" in the mantaince fund that is now being spent on "legal fees". It seems, legal fees are more important and valuable than the people who live here. Ashley and the committee members continue to be dishonest, and have failed to inform all existing owners of the water ingress issues that have been known for 10+ years until very recently. They also continue to fail to address serious OH&S hazards when identified.
More recently, after I had used the notice boards appropriately I was discriminated against because I refused to provide gory details of a burglary that had gone wrong, largely because of mistaken identity, at my previous address. Alarmingly, Ashley felt it was appropriate to ask for the details of what happened during that burglary despite the fact I had made her aware of a S.A occuring during the incident. She also seemed to think that she was entitled to know those details and she repeatedly told me that she intended to share it with the committee. I was also made to feel like it was my fault that the three burglars are subject to IVO's and continue to stalk me. Due to the above issues, I have formed the opinion that either Ashley has never been to the building or she really couldn't care less and is more preoccupied with lining her pockets with money, than actually doing her job. It is outrageous that she continues to willfully discrimiate against people with disabilities, and seems to lack insight into her own behaviour. Rather than address her behaviour through professional development courses, she prefers to refer to me as junkie, despite there being absolutely zero evidence to substantiate her immature and pathetic attempts at smearing my reputation and good name. We live in the year 2025, not 1950, it is not acceptable nor legal to discriminate against people with disabilities.

MBCM Brighton is the worst OC management, horrible people to deal with especially the principle Gavin Walsh. They just want to take your money and do nothing. Avoid at all cost.

I have found Emma to be thorough, knowledgeable and professional. She adds value with great advice and guidance and is a pleasant and calming influence in what is a fairly challenging body corporate environment. She is responsible and responsive and goes beyond the call and I would wholeheartedly recommend her to any body corporate looking for a fantastic and proactive bc manager. I am really glad and grateful we have her!

Our committee has always found MBCM Shepparton to be efficient, knowledgeable and great to deal with. Highly recommended.

My unit is managed by the Kew office. I have been very happy with the level of their service. Responsive to my emails and have taken a hard line against one owner who is a bad neighbour. I appreciate their strength and that they are acting in the best interests of all other owners. One nut case posts a bad review and that is unfair to the company when all other owners are happy and don't necessarily post a positive review. That's why these sites are rubbish.

I am a unit owner for nine years and have found Debby Getreu (and her team) at MBCM St Kilda to be extremely helpful, prompt, pleasant, diligent, and professional in her advice and dealing with some extremely difficult and complex matters over the years. I would be more than happy to recommend Debby and her team at MBCM St Kilda.

This office helped our Owners Corporation through a contentious issue and trying time. Dianne and the team provided very professional, informed and respectful support. This was despite another committee member’s extremely unprofessional and abusive conduct.

We highly recommend the MBCM - Chelsea team and appreciate their professionalism and responsive service all year round.

Do not recommend. Arrogant expensive and in my experience actually cost me money in lawyer fees due to their inability to manage an issue. Gave incorrect and misleading advice to our committee. Acted unethically and were one sided in their support of lot owners.

Emma from the Shepparton office is fantastic. Professional and knowledgeable. I highly recommend her.

I was complaining about the gardener to the owners corporation manager from MBCM Ferntree Gully / Dandenong for one year.
He did not respond in any way in a prompt manner.
The gardener blew all the leaves and mulch into the main storm water drain in the shared driveway.
The gardener sprayed toxic weed killer which went through our air vents making us and our pets very sick this was ongoing for a year even after continuous complaints which were ignored.
The gardener caused major damage to the driveway large hedge cutting large holes and blowing all debris underneath which accumulated.
Due to the none work of this gardener that was employed each time the gardener left we had to do the actual gardening and also clean up the mess the gardener left.
We have endured the cost of this.
Also when I asked this manager of what his qualifications were, I was told this is irrelevant.
This is just one of many issues I have had with this company.
Lazy,self serving company, not for the customers welfare.
Do your research and employ a quality company to save yourself a lot of grief.

Hi Michael Newborn, the MBCM managers are very crafty as educated by their head franchise. They like to keep the owners in the dark, and suck out of you and the owners as much as they can. They make you think that you are obligated to the rubbish they tell you. They like to take control and lock you in the contract, because a lot of owners are just lazy to do anything.

Absolutely appalling weve had to engage a solicitor due to their actions. Very unprofessional rude and arrogant we own our property not them.

We found MBCM management services to be professional, competent and reliable and have no hesitation in recommending them to everyone.

Absolutely Shocking and Appalling Experience. Caused Me Signifcant Financial Damage and Loss.
Our body corporate:
1. Continuously advised land was private land of one of the owners after they built a private terrace on it, when a qualified land surveyor has since advised in writing it is definitely common.
2. Took my body corporate monies and gave them to a third party (their lawyer) without my knowledge or consent (illegal) and in breach of the act that governs lawyers.
3. Incorrectly advised pets were not permitted in my property or on the common land affecting my tenancy rights and my sale (contained in the Owners Corporation Certificate placed in my section 32 and wiping out at least 62% of my buyers).
4. Authorised the ripping out and destruction of my property (attached to my house) worth around $15,000.00, without my knowledge or consent.
5. Changed insurance companies to a cheaper one via a broker of which the manager was an agent of, and pocketing the difference without my knowledge or consent.
6. At times never even bothered to respond to communication.
7. Very poorly managed the property (eg. paid a gardener who never did any work or attend to the gardens well at all and didn't even cut the grass or weed.
8. Said I could be heard at an AGM then cut off the meeting and closed it down without allowing me the right to raise the issues I had included in the agenda.
9. Filed litigation against me in relation to a bill hiring a lawyer who then was deemed by the VCAT to have double dipped, sought money they had no right to seek, and ran the proceedings ranking up costs, didn't send mail to my address but to my rented property, ran cases without me present and able to defend myself, then sent the sheriff's to my house terrorising me and my children with orders that were not legally sound in the first place, and continued to do this on a number of occasions.
10. No one cared to listen to the issues or deal with them when reported and thus they continued on for longer than they should have, and in fact worsened.
