Abysmal conveyancing service from start to finish

Where to begin? Our conveyancer left the business after Christmas 2025. We were not informed of this until March, after several unanswered emails to the firm. In April, our replacement conveyancer Maxine Heal contacted us, failing to provide a new Engagement Letter; the terms or her fees. Ms Heal failed to inform us that their service had a limited communication threshold so she regularly ignored our attempts to contact her: dozens of ignored emails and calls never returned.

As first-time buyers, there was no attempt to help us understand the process. There were errors in financial statements. One email was sent to the wrong email address, which may have contained sensitive information.

Ms Heal eluded to us owing additional fees after the hours logged surpassed their estimate – hours burned largely due to poor communication between firms – which she later lied about to the Director who handled our complaint, implying that it was our misunderstanding. Ms Heal very clearly communicated to me on the phone that we would incur this additional cost, this was a mistake she was simply unwilling to take accountability for.

Despite the lack of revised Engagement Letter and corresponding fees, Ms Heal charged us a higher amount than was first agreed with the firm.

She told me only at the very end of the process that her preferred communication method was to call her secretary first to schedule a phonecall – information that she should've shared at the start of our engagement, rather than ignore us on a weekly basis.

Generally, every member of staff we spoke to from Chubb Bulleid was rude, patronising, blunt and we were not guided through each step – but rather we were only updated of any progress after relentless requests – like getting blood from a stone.

I would strongly recommend that no one engages Chubb Bulleid for their conveyancing services. This is an archaic and painful industry and experience at the best of times, made more painful at every step of the journey with their firm and unprofessional team.

Failed residential conveyancing through inaction

We chose Chubb Bulleid for the purchase of a flat specifically because they advertised a service “going beyond the basic transactional conveyancing service.” Our experience demonstrated the opposite.
Over an eight month period, Chubb Bulleid failed to progress the purchase with the necessary diligence, accuracy, or urgency. Despite repeated warnings from us that our mortgage offer was at risk of expiring — and that any renewed offer would be unaffordable due to market changes — no meaningful action was taken. As a result, the purchase collapsed when the mortgage offer expired.
After reviewing the full email trail, complaint correspondence, and subsequent actions, several serious concerns are clear:
1. Lack of proactive case management
• The Legal Executive relied almost exclusively on sending emails, despite acknowledging early on that the management company were slow to respond.
• There is no evidence she ever telephoned the management company directly , and her claim that they would not speak to her was false; when we eventually contacted them ourselves, they engaged without issue.
2. Unacceptable delays and missed opportunities
• Chubb Bulleid stated that an 18 working day period with no action was “acceptable,” and that repeated 1–2 week gaps were “normal,” even after we raised the urgency relating to the mortgage offer.
• Four weeks were wasted pursuing an indemnity insurance policy that the mortgage provider ultimately rejected, despite the fact that a deed of variation was required. There is no evidence our offer to pay for the deed of variation was ever put to the vendors.
3. Inaccurate statements and deflection of responsibility
• Throughout the correspondence, blame was repeatedly placed on other parties (the vendor’s solicitors and the management company), with no acknowledgement of Chubb Bulleid’s own omissions or failures.
• Several statements made by the Legal Executive and later by the Director were misleading.
4. Poor complaint handling and lack of accountability
• When we raised a complaint after five months, the response included encouraging language but avoided answering key questions.
• It was clear the firm “marked their own homework,” judged themselves by their own standards, and failed to recognise any deficiencies in their service.
These failures have cost us substantial time, money, and stress. The firm’s unwillingness to take responsibility, combined with misleading statements and a lack of professional diligence, raises serious concerns about their reliability and integrity.
We are escalating this matter to the Legal Ombudsman and wish to formally record that Chubb Bulleid did not provide the competent, proactive, or trustworthy service they advertise. We urge caution to anyone considering using this firm, particularly for leasehold purchases where effective management of third party agencies is essential.

We have used Chub Bulleid several times and they have always been very professional and delivered what we have asked for in a timely manner. We found it helpful to use a local company for what we wanted and would highly recommend them.

Highly recomend Claire for convayance work.

Claire from Chubb Bulleid is incredibly on the ball and we would happily use again and definitely recommend. We were selling a flat that we had bought for our mother.

Used another firm of late for a conveyance and they were awful. In this case we were buying a new house.

I recently used Chubb Bulleid while…

I recently used Chubb Bulleid while buying my first home, and I genuinely couldn’t have asked for a better experience. As a first-time buyer, the whole process felt quite daunting at times, but Lucy and Alicia were absolutely amazing from beginning to end.

They were always professional, friendly, patient, and incredibly helpful, keeping me updated throughout and explaining everything clearly in a way that made the process so much less stressful. Nothing was ever too much trouble, and they were always quick to respond whenever I had questions or needed reassurance.

Lucy and Alicia truly went above and beyond to make sure everything went smoothly, and I always felt like I was in safe hands. Their support and dedication made such a big difference during such an important milestone in my life.

I would highly recommend Chubb Bulleid to anyone buying a home, especially first-time buyers. They are without a doubt the best solicitors for first-time buyers, and I’m so grateful for all their hard work and support throughout my purchase.

What a breath of fresh air this company…

What a breath of fresh air this company is.
After having bad experiences elsewhere it was a real pleasure to deal with a firm of solicitors who have the customers at heart.
Very approachable, personable straight talking firm with what I would call old school values.
Richard Cussell and his team were exceptional and efficient.
If you want an approachable firm who just get on with the job look no further.
I would not hesitate to use again.

Good experience with Chubb-bulleid!

Chubb-bulleid were recommended to us when we were looking to move home.
Our experience of buying & selling through the company proved to be a good choice. Since using Chubb-bulleid the first time, we have moved on again with the same satisfactory outcome.
Claire Dagger has looked after us in the most pleasant and professional way throughout all of our time aligned with the company.
We need to sell mums property as well, and currently Claire is looking after this for us.
The follow up, communication and service has been of the highest level.

Local, efficient and worth every penny

I made an offer on my first property on 14th March. On 1st May we exchanged and completed! Claire Dagger was absolutely on the ball the whole way through and chasing when needed to make sure there were no delays. I could not have asked for more. Completion day was nail biting but, again, Claire was on the case and we got it over the line. This has been a virtually stress free purchase and I cannot thank Claire enough.

I’ve used Chubb Bullied Solicitors to sell multiple houses and they’ve been brilliant every time. Very professional, efficient, and easy to deal with.

Incredible Service

We had an incredible experience with Chubb Bulleid Solicitors from start to finish. As first-time buyers, we weren’t entirely sure what to expect, but the whole process was handled so smoothly and professionally that it took a lot of the stress away.

Claire in particular was outstanding! Her efficiency and responsiveness were genuinely impressive. At times, we even joked that she must be multiple people because everything was handled so quickly and thoroughly!

We felt well-guided throughout, with clear communication at every stage, which gave us real confidence in what can otherwise be a daunting process. We wouldn’t hesitate to recommend them to anyone, especially first-time buyers looking for a reliable and proactive solicitor.

DIRTY TRICKS AND CROOKERY

I have been on the receiving end of Chubb Bullied for 18 months now, and have experienced them as being repeatedly unethical. They know they cannot win the case, and so resort to dirty tricks, while at the same time fleecing their client.
1. I paid over £13,000 in rent/deposit for a house that I could never move into for many reasons, including a leak in the roof that wasn’t mended for 6.5 months (and only then because Environmental Health stepped in). By the time it was done, I had become extremely ill - one whole wall had been covered in mould - and I’d had to spend many days at the property disinfecting all of my possessions. I now have asthma and other long term health issues, all documented over 2.5 years by the NHS.
2. Even though their own paperwork states that tenants should always negotiate before litigation, Chubb Bulleid refused to do so, and ignored all my offers to negotiate. They didn’t even reply until my fifth email, at which point they lied to me, saying that all tenancies needed to be ended in court and could not be ended by negotiation. Not true.
3. They then artificially inflated ‘rent arrears’ by delaying the case by five months, claiming that the solicitor dealing with it was on compassionate leave - indefinitely. (Even though they are a large firm with four offices, apparently no one else could deal with the case).
4. I tried to negotiate with the landlord direct, but she had put a false address on the tenancy agreement. When I pointed this out, Chubb Bulleid denied it. But I had proof of this.
5. Forced into litigation, I then submitted a counterclaim, explaining what had happened. They wrote to me saying that I owed so much rent now - artificially inflated by the person dealing with the case being on compassionate leave for months - that even if I won the case, I wouldn’t get any money.
6. Even though my health had been severely impacted, Chubb wrote to me saying it would be impossible for me to submit a personal injury (PI) claim. At the directions hearing, the judge asked me why I had NOT submitted a PI claim yet , and suggested that I do so now. So once again, they hadn’t been honest with me.
7. They then tried to sabotage me submitting the PI claim, allowing me only ten days to do so.
8. I managed to submit everything on time. The judge at the next hearing described my submissions as ‘logical, well-argued and far better than what he had read from most litigants in person’. Nonetheless, they pushed and pushed - and pushed - for me to rewrite all of it. Rather than trying to win on the merits of the case, they were trying to grind me down.
9. In order to make credible claims, I had needed some information from the letting agent. I submitted a DSAR - a Data Subject Access Request. Chubb Bulleid then suggested to the letting agent that my DSAR be sent to themselves rather than to me. This s illegal.
10. The DSAR was so late that I submitted one to Chubb themselves, hoping I might get the data that way. Rather than providing the information I had asked for - around 40 pages - they sent over 700 pages, all mashed up across 17 pdfs, and with some letters spread over three or four documents, so it was totally incomprehensible. Once again, they were trying to overwhelm me, rather than play fair.
11. They opened my post - which they should not even have had access to.
12. Their legal team then tried to sabotage my PI claim again, by altering the judge’s words on the written order afterwards. I don’t know how they think they can get away with this stuff. The judge made the ruling, they typed up that ruling, as they did so, they changed it - saying I had to rewrite my defence. The judge had not said this. I then had to pay for a transcript of the hearing to prove this.
13. As well as using dirty tricks with me, they have also massively ripped off their own client - my landlord. Because Chubb refused to negotiate, claimed the tenancy could only be ended in court and then delayed proceedings by five months because the solicitor dealing with the case was on compassionate leave for months, the landlord is now claiming around £14,000 in ‘rent arrears’. Guess how much their legal fees are so far? Over £35,000. And by the time the trial takes place, in around a year, their legal fees will be twice that. In order to try and reclaim less than £14,000, which will likely be dismissed anyway.
14. I eventually got fed up with the person I was dealing with at Chubb Bulleid using dirty tricks, and I wrote to the senior partner. Rather than reining his colleague in, he wrote back essentially saying: so what? It seems clear that using dirty tricks and ripping people off is not isolated to a single member of the Chubb team - but that this kind of behaviour is systemic.

Very disappointing

My mother appointed chubb solicitors as executors to her will without informing the family. Later ,when she was diagnosed with alzeimer , my sister and I agreed on power of attorney. We were not advised that my mother had already appointed chubb as executors and we went ahead only to find after a six week wait that the solicitors had made a mistake and we had to reapply. We were presented with a bill of two power of attorney . We asked for a discount as the mistake was made by the solicitors and this was agreed on. However we waited for three months to be able to act on behalf of my mother only to be told that we couldn't do anything as the solicitors had everything in hand and would act on our behalf.
In my opinion the solicitors should have informed us upfront of the situation and saved us the P.O.A. fees, stress and the final bill .
During this I was trying to care for my mother in the late stages of Alzeimer disease.
Very disappointed . Would not recommend.

1 Star — Extremely disappointing and unprofessional experience

We engaged Chubb Bulleid almost a month ago to manage the purchase of our first property and, during that entire time, no actual work was carried out on our behalf. Then, without warning, we were abruptly dropped as clients with a vague and unsubstantiated claim that we were “not compliant.”

At no point were we made aware of any issues, nor were we given the opportunity to clarify or resolve anything. The lack of transparency, professionalism, and basic communication has been extremely disappointing. This has caused unnecessary delay and inconvenience, and we received no proper explanation for their sudden withdrawal.

Based on our experience, I would strongly caution others to think carefully before instructing this firm.
