Poor communication, unnecessary costs and unfair deposit deductions

My experience with Charters has been extremely disappointing.

I served two months’ notice but wanted to end my tenancy after one month if a replacement tenant could be found. The landlord was happy to consider an earlier end date, and Charters initially confirmed they would also be happy to proceed if a replacement tenant was found.

However, when I personally found three potential tenants who were willing to rent the property, Charters refused to arrange viewings and said the property was not available earlier.

As a result, I had to pay an additional month’s rent for a vacant property, despite making every effort to find replacement tenants.

Now, after the end of my tenancy, Charters is withholding £184.61 from my deposit for cleaning.

The checkout report records the overall cleanliness as “Good domestic clean”. Although it mentions some specific cleaning issues, I was happy to address them. Instead, Charters is asking for an invoice for professional cleaning and withholding the full amount.

After the additional rent I have already paid, this is extremely frustrating.

Is this really professional behaviour?

I expect fair treatment, clear communication and reasonable handling of tenancy matters. Unfortunately, that has not been my experience with Charters.

I would advise anyone considering renting through them to keep all communication in writing and be cautious about relying on assurances regarding tenancy dates and deposit deductions.

Although I haven't met Jay Birchall in person, it's been a pleasure dealing with him. He's always prompt in replying to emails, friendly, courteous and genuinely helpful.

His warm, professional manner makes every interaction easy and pleasant. A real credit to the Charters team.✨️

I wanted to explore similar rental properties to my current flat in the Alton and Farnham areas. I dealt with Kirstie from the Farnham branch a very pleasant lady with obvious experience who knew exactly what I was looking for and suggested several possibles. So easy to deal with, customer focused and a relaxed non-pushy style which I liked.
I ultimately decided to defer things for now but would happily contact Charters again.

Great help and very kind people, I met with Kanika one of the sales managers she was a lovely and very helpful person with very clear knowledge and she introduced me to their mortgage adviser Mark which helped me clear out lots of questions about the financial aspects of buying a house and made me aware I was actually able to afford something much better than I originally thought i could, overall very professional people and they can definitely help you find a great purchase .

We brought a house off of this agency rather than selling through them. The whole team were communicative, friendly, professional and supportive from start to end of our buying journey. We needed to view the house we were buying a number of times before the sale completed (but after sale was agreed) and they always facilitated this for us. We had some problems towards the end of the purchase with wanting to get the property professionally cleaned before we moved in, but after exchange (the property had been vacant for almost a year), although we were unsuccessful in getting agreement from previous owner, this was outside the agents control and they tried everything they could for us try to gain agreement.
