⚠️ Think twice before paying the AED 20,000 initial payment to Azizi.

My experience with Azizi has been extremely disappointing. I paid AED 20,000 as an initial payment, but when circumstances changed and I requested a refund, I was shocked by how difficult it became to get my money back.

In my case, I had not signed the SPA or any other final contractual document, yet Azizi is refusing to return the amount and has treated it as non-refundable. I was not expecting such a large amount to be retained when the purchase had not proceeded to the point of signing the relevant agreement.

What is even more frustrating is the lack of communication and customer support. I escalated the matter to higher management, but despite the escalation, I have still not received a satisfactory response or resolution.

I genuinely regret not checking more customer reviews before making the payment. My advice to anyone considering buying from Azizi is to carefully check the refund and cancellation terms in writing before paying any initial amount.

AED 20,000 is a significant amount of money. Customers should not have to repeatedly chase a developer for a clear explanation and resolution.

To be honest, I left the Azizi office quite frustrated today I was going for Azizi Florence project as per their announcement it’s 1.89 K for3 bedroom town house .

I was nervous and firm because I genuinely felt that my time had been wasted. I came to the office after paying AED 10,000 to reserve a plot based on the price we had agreed, and I was expecting to come today to choose my plot and proceed with the payment plan.

Instead, I was told that there were no more plots available at the agreed price and was then offered a different plot for an additional AED 154,000.

I honestly don’t understand why I was asked to come to the office if this was already the situation. I was expecting to proceed based on what we had agreed, not to be presented with a significantly higher price and expected to accept it on the spot.

Why did you bring me here if you already knew the original plots weren’t available?” You had paid AED 10K, were expecting to choose your plot, and then were presented with an extra AED 154K.

Is this a smart sale technique of fooling and disrespecting your customers ? !

This experience has left me uncomfortable with the way the situation was handled, and I would therefore like my AED 10,000 reservation amount refunded.

It wasn’t just the AED 154K difference. They took my time, had you come to the office, and had you expecting to choose your plot based on the price you had already agreed to. Then the situation changed when you arrived.

You went there expecting to choose your plot and move forward with something you had already reserved and agreed on, and instead you were put in a completely different situation with an extra AED 154,000.

It’s not even just about the money. It’s the feeling of “Why wasn’t I told this before I came and paid ?” That is what damaged your trust.

Also, when Azizi senior representative Mrs Aleesha told me, “Sorry mom, but you aren’t showing interest in buying,” I found that unfair. I have clearly shown my interest by reserving the property, paying AED 10,000, arranging my finances and coming to your office specifically to choose my plot. Not accepting an additional AED 154,000 does not mean that I am not interested in buying.

This experience has left me uncomfortable with the way the situation was handled, and I would therefore like my AED 10,000 reservation amount refunded.

Iam telling you , if your trust in the developer’s sales process has already been affected before you even sign the SPA, it’s reasonable to step back. A property purchase of AED 1.8–2M should start with transparency and confidence, not frustration.

I don't usually write reviews like this. I'm writing this one because I have the documents to prove every sentence, and because I wish someone had warned me before I signed and i will drag you not only in Dubai but to every Court in United States.

I booked two off-plan studios with Azizi - first at one project, then swapped to another at their initiative. In total I paid AED 238,684. Here is what actually happened, all backed by official receipts:

1. Payments taken outside the protection system. A substantial part of my money was collected in CASH at their office - my receipt literally reads "Cash 13th floor Office" - and the rest by card. None of it was routed through the project escrow account that UAE law requires for off-plan sales. The Offer to Purchase they handed me had the escrow account field left completely blank.

2. Government fees collected; government work never done. They collected the 4% DLD / title deed fee - AED 66,320 - plus Oqood and admin fees. The Oqood was never registered and the DLD fee was never remitted. I had to discover this myself.

3. A contract that binds only the buyer. The Offer to Purchase and the unit swap agreement were never signed or stamped by Azizi. Not once. Yet my receipts were stamped "NON-REFUNDABLE" the day I paid.

Their position, in practice: you are bound, we are not.

4. Rules invented after payment. When I requested a simple name change on one unit, customer care imposed retroactive conditions months after booking - demanding roughly 34% of the unit value plus an AED 5,250 fee. None of this was disclosed anywhere at the time of booking.

5. A refund refused with false statements. When I requested a refund, I was first told the OTP had been signed. It had not - I hold the unsigned copies. Then the refund was simply refused.

6. The regulator agreed with me. I filed a formal complaint with the Dubai Land Department. The DLD investigated and, in its official reply remove this reference if you prefer to keep it private), confirmed that regulatory violations had been issued against the developer and directed me to the courts to recover my funds. So the "we did nothing wrong" story ends there.

The result: AED 238,684 of my money sits with a developer for more than 6 months who never signed their own paperwork, who collected government fees they never passed on, and whose only answer to a customer is "go to court." Fine - court it is.

One star is not for the showroom; the showroom is beautiful. It is for everything that happens after they have your money: the silence, the invented fees, the unsigned contracts, the unremitted government fees, and the attitude.

Advice to buyers: get the escrow account in writing, ask who signs their side and when, demand written proof your 4% was remitted to the DLD. Hesitation is your answer. Walk.

And finally, a word to Azizi:

You have not picked up an ordinary complaint. Behind this file is a family and a platform followed by more than a million people - architects, realtors, interior designers, and corporations across markets. They now hold the full record: the receipts, the unsigned contracts, the unremitted fees, the regulator's letter.

Every dirham of my principal, and compensation for every hardship this has caused, will be claimed through the proper courts. And the truth of this file will keep being published, in every forum where buyers and professionals gather, until it is resolved. Not out of malice - out of duty to the next family.

The record is public now. Wait and watch.

The worst customer service ever. They don't respond to messages and keep waisting customers time. I have been waiting for the SPA for more than 5 months now. Every week i get told, in next 10 days it will be ready, but that day never comes. And be aware they do not take payments to their ESCROW account. I regret investing with them and would never recommend anyone to go forward with them,

I strongly advise everyone to be extremely cautious before booking with this developer.

My client’s EOI refund of AED 20,000 was approved by their finance department, yet they are now refusing to process the refund, claiming their company policy has changed. My client never signed any document stating the EOI was non-refundable.

Changing the policy after taking a customer’s money is unacceptable. We are now escalating this matter through the appropriate authorities.

Buyers deserve transparency and fair treatment.

I signed a Reservation/Offer to Purchase for a unit with Azizi and paid AED 25,000. My point of contact was Mr. Abdelrahman Tarek Gomaa Elattar. Several months have passed, and I still have not received a Sale and Purchase Agreement (SPA) or an escrow account for the unit.

The only document I received was provided through WhatsApp communications rather than through a formal completed SPA process. I never signed an SPA and the property was never registered in my name.

Despite multiple requests for clarification and a refund, my request was rejected. I am disappointed with the lack of transparency regarding the status of the transaction and the handling of my case.

I hope the management reviews this matter and provides a fair resolution, including the return of my AED 25,000 reservation payment.

A Cautionary Tale for Dubai Real Estate Investors
I'm sharing a difficult experience with Azizi Developments as a professional warning to colleagues and investors in the UAE market.
Situation Overview: After making two Expression of Interest deposits in November 2025, I requested refunds on November 7, 2025. I was assured of 7-business-day processing.
Today - March 23, 2026 - I am still waiting. 136 days later.
What This Experience Reveals:
Service Asymmetry: Exceptional responsiveness during sales; complete unresponsiveness during refund requests
Lack of Accountability: Despite formal demand letter and escalation attempts, only generic automated responses received
Systematic Delays: Pattern suggests institutional issues rather than individual case problems
Professional Implications: I plan to file formal complaints with Dubai Land Department (DLD) and Real Estate Regulatory Agency (RERA), and am preparing Small Claims Tribunal action.
For Fellow Investors:
• Conduct thorough due diligence on developer track records
• Insist on clear, written refund policies before any deposits
• Document all interactions meticulously
• Understand your regulatory and legal recourse options
A developer's true professionalism emerges not during sales, but during problems and disputes. Choose partners who demonstrate consistent integrity.

1 Star – Extremely Serious and Disturbing Experience. 1 Star too much.

My experience with Azizi Developments has been deeply troubling and entirely unacceptable.

I initially booked an apartment, which was later cancelled. I then proceeded, in good faith, to purchase another apartment and paid the full purchase price in cash. Despite full payment, more than two weeks passed without receiving any Sale and Purchase Agreement (SPA), contract, or official documentation of any kind.

Repeated follow-ups to Azizi and their representatives were ignored or met with vague and evasive responses. At one point, I was informed that the transaction had been unilaterally transferred to another party without my knowledge or consent, which is completely unacceptable and alarming.

All funds were transferred from abroad in Danish kroner, resulting in substantial currency conversion losses. Azizi has refused to acknowledge or address this issue and has provided no justification for the absence of a contract after full payment.

Based on my direct experience, Azizi Developments demonstrates:
• A complete breakdown of communication once funds are received
• A failure to provide basic contractual documentation
• Disregard for client rights and transparency

I have invested in real estate with other developers in the UAE without any issues. This situation is therefore not a matter of inexperience, but rather an example of extremely poor and unsafe business practices.

I cannot recommend Azizi Developments under any circumstances. Prospective buyers should exercise extreme caution, demand all documentation in advance, and be fully aware of the risks involved when dealing with this developer.
