We are currently in the process of purchasing a bungalow at the Brookdale development in Grimsargh. Our experience with Applethwaite Homes has been very positive so far. This is our first new build property and we have felt supported at every stage of the process. Edwin, the Sales Executive has always given us plenty of time to discuss things and we've never felt rushed or under pressure. He has been assisted by Gill, who has also been really helpful in offering advice about the choices available. Finally, we've received support from Samantha, the Sales Director and she has been excellent at keeping us informed. We hope to complete towards the end of September and are looking forward to moving into our new home.

I’m just about to complete on a property at Hillside and have just had a wonderful house demo from Shaun & Mandy. The demo was thorough and I left feeling incredibly confident in the quality of the build and all fixtures. Moreover, Shaun was so helpful & assured me that he and the team would be available for any snags or other issues in the future. I can’t wait to move in! Thank you to Mandy for all her support throughout the process and to Shaun for today & I’m sure support in the future!

I would honestly give zero stars if I could.

I’ve owned my Applethwaite home for almost two years and the aftercare has been extremely disappointing.

Many defects have taken months to resolve, with some issues left outstanding for over a year.

I’ve had to chase repeatedly for updates, and contractors often turn up without any notice, despite me asking several times for appointments to be confirmed.

Applethwaite frequently tell me issues are “fixed” when they aren’t, and several defects present before completion were dismissed and I was told to “go to NHBC” instead of them taking responsibility.

Some items took over 3 months to get any action, and communication has been inconsistent throughout.

Based on my experience, I would not recommend Applethwaite. Other builders like Persimmon or Taylor Wimpey have been far more reliable for friends and family. AVOID THIS DEVELOPER LIKE THE PLAGUE UNLESS YOU WANT TWO YEARS OF STRESS AND ANXIETY DEALING WITH INCOMPETENCE.

I was born in my old house more than 60 years ago & lived there all my life. I hadn’t thought about moving until my family & friends mentioned it. When I started this journey it seemed a long road ahead but Edwin (site rep) was so supportive to me & my friends as have everyone on site making the process easier. The amenities are close at hand & with nice country walks from my front door.The aftercare is good with someone to take care of most of the snags. With less than 2 weeks it already feels like home & couldn’t ask for a better location to call home.

A largely positive experience from start to finish. We’ve recently moved into a new build on the Meadow View development in Worsthorne. Site sales rep Louise has been friendly and helpful throughout. House was very clean on picking up the keys on moving day with only a very few issues and with surprise welcome pack. Any snagging issues or queries have been addressed quickly and in a friendly manner. Site manager Pete is a star, pleasant to deal with, good communicator and delivers great customer care as do all the contractors. We love our new home and the location.

Having moved in on the hillside development in Loveclough Rossendale just before Christmas 2025 my new build was absolutely filthy no one had been bothered to try and clean the property and I mean the whole property bathroom,kitchen lounge bedrooms all left in a state water running on the new floors after turn a tap on radiator not level painting that had been done with out any care doors not closing kitchen extraction not working and 7 months later still not working induction job not been wired correctly which I only found out after Bosch came out to look at

Outside shoddy brick work bricks with large chips then just pointed over garden totally not level
I’ve had there new md out and apparently it’s mostly within building tolerance 😂😂

We visited the new Lunesdale development in Brookhouse recently.
We were greeted by Andrea the sales person for the site, whose knowledge of the development was excellent. Very helpful lady who went above and beyond to answer our questions and show us around.
The development is only at the early stages, the two show houses were very nice.
Personally we found the 2 bedroom to be too small for our needs, the 3 bedroom is much more spacious, both having lovely views at the rear of the Lune Valley.
The finishes within the properties were excellent.
The only thing we would alter in the 3 bedroom property is the third bedroom, which in our case would be much more usable by redesigning it as a large open plan kitchen/living area to the rear of the property to take in the lovely views!
Going forward this type of development would be of interest to us and we will definitely be looking at any future developments that Applethwaite Homes build in the area.

We went to visit the Lunesdale site at Brookhouse and have visited Grimsnagh too, I can say the sales team are really helpful, the show bungalows are well thought through and have a lovely flow, room sizes are generous in the 3 beds )which we are interested in), we are hoping to sell our property to proceed with a sale, we will be going back to view again soon.

Been in my new Applethwaite bungalow for almost 12 months and love it.
Any issues regarding snagging initially were addressed. Over time one or two issues have cropped up, but I'm sure they'll be dealt with adequately once I report them. Applethwaite allow 2 years from completion to report any further issues.

We purchased a new-build property from Applethwaite Homes. Prior to completion, we identified a number of snagging issues which Applethwaite Homes had the opportunity to address before we moved in. Many of these issues remained unresolved at handover.

Within days of moving into the property, we identified a significant number of further defects, including issues we believe constitute non-compliance with Building Regulations. These included both cosmetic and structural concerns throughout the property.

Despite raising these issues formally and in writing on multiple occasions, we have found the aftercare process extremely disappointing. Some issues raised verbally were not recorded, specific written questions have gone unanswered, and communication has often been inconsistent.

We have also experienced issues with remedial works carried out by contractors appointed by Applethwaite Homes. In several cases, attempted remedial works have either failed to resolve the original defects or have resulted in additional issues requiring further attention. This has led to repeated visits and further disruption.

The driveway also remained incomplete after we moved in, and we were not informed before exchange or completion that it would not be finished.

Update (July 2026):

Unfortunately, our experience has continued to deteriorate.

Following ongoing issues with the outstanding defects and remedial works, we requested that an alternative representative be assigned due to concerns regarding previous interactions and communication with their only single appointed representative.

Applethwaite Homes has now informed us that the outstanding remedial works will not progress unless we allow their only single appointed representative, access to the property. This is despite the fact that their only single appointed representative does not carry out the remedial works; the works are undertaken by tradespeople and contractors.

We have asked Applethwaite Homes to explain why alternative arrangements cannot be made to progress the outstanding defects.

Applethwaite Homes has stated that if we are unhappy we should refer the matter to the NHBC. Given the current position, this is now the route we will need to take to seek an independent assessment of the outstanding defects.

If you are considering purchasing from this developer, do not rely solely on the developer’s own inspection process. Make sure all issues and agreements are clearly recorded in writing and ensure identified issues are addressed before entering into agreements.

Based on our experience, we cannot recommend purchasing from this developer. Our experience has been that defects have remained outstanding, remedial works have required repeated attention, and the aftercare process has been far more difficult than it should have been.
