IF YOU ARE AN ESTATE AGENT DO NOT ACCEPT INSTRUCTIONS FROM THIS COMPANY. As an estate agent we were instructed by the PL Group to market a probate property for sale. We did so, incurring all our usual costs (professional photographer, Rightmove and Zoopla listings etc), spent time conducting viewings, registering applicants, providing feedback and marketing reviews, dealing with offers and chasing the sale through to completion. The sale completed 4 months ago and we still haven't been paid despite numerous chase emails and promises from them of payment. We will never accept another instruction from them and I strongly urge other agents to do the same.
Edit - this has now been paid after threats from me of legal action. It really shouldn’t be that difficult to get paid for doing your job.

Expensive additional cost for little real benefit
I'm struggling to identify any benefits we got from using PLG over a traditional agent. Several instructions I gave were not followed up, the barrier between seller and estate agent meant no tactical or valuation advice was received. We had to take the initiative all the time, and ultimately clinched the deal direct with the agent and buyer ourselves. Nice people but mourning the loss of a significant amount of money in additional fees.

The provider of your details are the company that instructed PLG to carry out the Property Valuation Report that was subsequently sent on to yourself. We have to contact you in order to issue the report, and then subsequently to discuss it.
There was interaction dating back to August, so you will understand our confusion to this review as there was nothing unsolicited.
Regardless, we really do wish you all the best and hope the rest of the process whomever you chose to work with looks after you.
Don't use this company.
We were instructed to sell a property via The Property Ladder group, unfortunately they then wouldn't pay our invoice, looking at other review sites we don't seem to be the only ones,

Thoroughly unscrupulous. Offered asking price & a cash purchase. They delayed dealing with the offer, put up unnecessary demands, all delaying tactics in order to encourage gazumping! No professionalism, no qualifications, seen an opportunity to cash in on probate sales.... all you need is a good estate agent, not another party to complicate an already complicated situation. They screw buyers & screw the estate agents that market the properties. Leeches...... AVOID. AVOID.

Allow me to explain how PLG work, and what our role is.
As a company, we work on behalf of the sellers of the property, which are mostly bereaved families and individuals who have lost a loved one. This alone can make the process of accepting an offer take longer, as there are many situations where there are multiple decision makers and everyone must be in agreement before any offer can be accepted.
Where we do not work for the buyer (as it is the seller paying our fee), we always put every offer forward verbally and in writing to our client within 24 hours. Each offer is presented in the best possible light, however we will always provide the additional information such as a refusal to provide evidence of funds and where we are unable to substantiate our legal duties.
I should also stress to you, that being a cash buyer offering the asking price does not automatically ensure you will obtain the property either. Our property sale methods mean that we usually receive multiple offers on the properties we sell, which all need to be qualified and with the relevant AML checks being completed.
I am confident you would want to achieve the highest price for your own property, and expect your representing agent to make sure that happens.
I am also confident you would not want them cutting corners or breaking any laws.
Having reviewed the file prior to responding to your review, I can see that this information was requested and there was a resistance from you to provide the documentation we require to satisfy the legal requirements as set by The Council of European Unions - I have attached a link to the Governments website that will help explain this in greater detail.

The reason legal professionals and law firms use PLG, is to ensure the following:
The best price for the property is always achieved - and this can be evidenced at any time.
The client feels supported, listened to, and that their best interests are always worked to throughout what is usually an incredibly difficult situation.
That every compliance box is ticked and legal requirements are adhered to.
I appreciate your frustration at not securing the property, and that you feel we should have allowed the sale to go in your favour.
However, that would have been unfair to the estate, and unethical to our codes of practise.
It truly is a shame that you feel unfairly treated, and I hope you now understand that PLG were simply doing as we always do - working in the best interest of our clients whilst remaining compliant.

Being an ex Estate Agent of 26 years (I've been in a different industry for 10 years now) I was very particular on who to choose to sell our late parents property, but I didn't want just to sell the property at the right price, I wanted the whole package from start to finish.

Why PLG?
With numerous property dealings between solicitors over circa 30 years, it was my first (and last!) experience of ‘having’ to go through a Property Ladder Group (PLG) due to the seller’s estate choosing this clearly peculiar method.
Whilst the seller’s legal representatives also didn’t really do anyone any favours, the whole process (circa 3 months!) as a full asking-price cash buyer with no chain was nothing short of excruciatingly painful and overly prolonged.
PLG excuse being “we’re not Solicitors or Estate Agents” - so what are they? My only assumption is that they are intermediary’s, taking an additional commission from a seller’s estate, achieving very little as far as I’m concerned as it is the still the solicitors that implement all mandated legal actions, not PLG.

We are sorry you feel that the process did not go at the speed you would have liked, and that you are unhappy at having to buy via ourselves.
We appreciate a delayed completion can be frustrating for a buyer, especially an eager one! However, there is not much that we, or indeed anyone else can do when there are processes and legal boxes that require ticking.
The conveyancing process in the UK is taking longer than it once did, but this is mostly down to the sheer volume of properties currently going through as sales.
As I am sure you will also appreciate, we work on behalf of the seller of the property, as they are our client. If the completion date was one they set, then that is what we as their representative work towards.
Just to clear your assumptions, there are no additional fees with using PLG. There is one fee that covers us and the estate agent combined, which makes the process no more expensive for the solicitor or their client.
I hope this has put your mind at rest concerning your complaint, and wish you health and happiness in your new home.
