I am truly shocked by the reviews below and wonder whether they are for the correct firm. This firm is exceptional (Stokes Solicitors LLP based in Portsmouth, Southsea PO5 1QQ)! Check their Google reviews, which are definitely attached to the right firm.

I have now sold and purchased with Stokes Solicitors several times since 2018, and I always work with Jo and her assistant Ruth—both of whom I absolutely adore working with. I know that I am in the safest hands when I sell and buy. Often, really short timelines are met; I have sold in eight weeks twice now and purchased in eight weeks as well. Such a quick turnaround is often unheard of, but Jo is incredible. The best thing is, and this is very unique in the conveyancing world, you can reach her by phone and have a chat about any updates or anything in the process that you're not sure about. Most solicitors hide behind emails and do not reply for ages; Jo picks up the phone, and all my agents love working with her because she knows her stuff, always finds a solution, and can be easily reached.

I have recommended Jo to many friends now, and everyone had the best experience and couldn't believe how she's always able to advise and just take the stress away from it all.

I have bought and sold properties in a few different places in the UK, as have my friends, so no matter where you're based, you can work with Stokes remotely. They make it very easy, and you'll be well looked after.

This is a brilliant firm. I recommend Jo to every single friend of mine who is buying or selling. Moving house or investing in property can be stressful, so having a team around you that supports you makes a huge difference!

Appalling service. It took months to complete a simple house purchase. Although the house was supposed to be fully renovated, no electrical certificates, guarantees or building regulations were provided by the solicitor. Months later we are still paying to replace the illegal work carried out on the property. Roof, electrics, heating etc.
I wonder why we needed to pay for a solicitor, but I was arrogantly told by the laughing solicitor, BUYER BEWARE

Two house sales and taking legal advice, we have spent some thousands with this company , we thought they would treat us as a returning client , forget it , we were treated like trash , speak as you find , we will not be using this company again.

This bunch of clowns are quite possibly the most inept Solicitors in the West Country, I'm unable to recommend.

Where to start with this appalling outfit?
I used this firm for almost 25 years, albeit with a specific lawyer (now retired) and predominantly for conveyancing.
Around 6 years ago I had an issue where another lawyer literally stole £30,000 from me that was on deposit in his client account to pay a deposit on a property. I discussed the matter with a solicitor at Stokes and they advised that we should take legal action and that it was essentially a simple slam-dunk, a no-brainer.
To cut a long story short, I have never witnessed such utter incompetence, bad advice and overcharging. These clowns managed to lose the case against the other solicitor (who was in prison for fraud at the time!), whilst continually assuring me that we would win, in order to rack up a truly indecent amount of fees.
When it became obvious that there was no point in continuing, I was presented with their final bill (after paying many thousands already), I disputed the amount which was entirely unexpected and unjustifiable. Instead of having a reasonable discussion about the matter, they immediately took legal action against me, knowing I was (due to their incompetence) in no financial position to defend myself.
After placing a charge on my property, they then went silent for (almost) 6 years, then just before the opportunity passed by at 6 years, they then came back all guns blazing with threats of legal action and demanded the original disputed fees with a huge amount of additional costs and interest.
I can only say that I had never disputed a single invoice with this firm previously, we had done a lot of business with them for conveyancing, yet as soon as a bill was legitimately disputed, they came after me with everything they had.
There are many good law firms out there that are honest and decent, this is not one of them .
Whatever legal you need, please do not use this firm, there are far far better firms out there that don't treat their clients in this way.
