I'm a broker and I run an office of real estate agents who use Smart Apartment Data daily for apartment locating. We've collectively made tens of thousands of dollars using this platform, and it's become a core part of how we operate.
I've seen real improvements over the past several months. They added live pricing, unit-by-unit level information, and even second-chance provisions for broken leases and credit issues. That kind of detail matters when you're trying to match a client quickly and accurately. No platform is going to give you rent prices that are perfect 100% of the time because apartments change their own pricing constantly, sometimes daily. But the data here is close, and it's updated on an aggressive schedule.
When I need help, the chat support has been great. There's always someone available, and they're responsive. I've also called and left voicemails and always gotten a call back. For a tool we rely on this heavily, that matters.
If you're a locator or running a team, this platform pays for itself many times over.
I’ve been a Smart Apartment Data user for years, and the only reason I continue using this platform is because, unfortunately, it is the only tool available to apartment locators. That lack of competition shows in the quality, accuracy, and support.
Despite increasing their pricing, Smart Apartment Data has not improved the platform in any meaningful way. The data is still inaccurate, outdated, and unreliable. We still have to call properties manually every single day to verify pricing, availability, and specials because what is shown on the website is simply not correct, even though the platform claims it is.
Customer support is another major issue. They have one representative handling all incoming calls, which means calls rarely get answered. Meanwhile, we have clients waiting for lists, and we’re left without the information we need to do our jobs. Email support is no better. For a company charging premium rates, they need to hire more reps.
The platform also enforces usage limits that are not clearly disclosed. Even if you pay for a full month, your access can be cut off early if you up to 2 weeks early if you “reach your limit,” and the only solution they offer is locking you out of your account until you upgrade to a more expensive plan which is $66 /month. This feels less like a fair business model and more like a forced upsell.
On top of that, basic features are locked behind Professional Mode, including something as simple as editing your signature, community email address to make sure they recieve your client guest card. Which can be a huge issue when it comes to payout. Starter Mode and Professional Mode are completely irrelevant to each other and offer no real functional improvement. The separation feels arbitrary and unnecessary, especially when the platform itself has not evolved to justify the price increases.
Smart Apartment Data is a powerful concept, but the execution, transparency, and support fall far below industry expectations. Anyone considering this platform should be fully aware of these limitations before committing.
Terrible. I stopped my membership almost 2 years ago and they still charge my card. We had to block their payments so many times and they don’t pick up.
I completed the Smart Apartment App training from Martina Olivera and it was perfect. Using this new tool is ideal and will make my searches faster and more productive. Thanks again

Smart Apartment Data is consistently the best resource for finding information when it comes to all levels of management. Whether it is a Regional Manager you're trying to connect with our a Property Manager. The data is extremely accurate as well. The information provided is very useful and valuable.
I think the data is not 100% accurate but It has huge data collection. Support is not reliable when you use free plan.
Our client base consists mainly of property managers, but it’s very difficult to reach them unless you have an established relationship with them. One of the questions we often ask when it comes to marketing is, How do we reach these people to gain new contacts and potential clients, especially in an industry that has a lot of turnover? SMART became our one-stop resource for connecting with our client base. We’ve been able to send several email campaigns, including our monthly newsletter, to more than just our contracted customers, but also to new potential customers. We’ve increased our marketing contacts 10-fold, and the number keeps increasing as we refresh our mailing lists with the SMART database periodically.

We use the supplier platform and it is very easy to navigate and manage. They are on top of any changes and the data is fresh and relevant. Our sales representative and the customer service team have always been very quick to respond to any of our requests, no matter how large or small it is. If you’re looking for a true partner for your data, they are the right choice for your business.
I'm a property manager and I receive a call from Smart Apartment Data approximately once a week. Every time I receive a call, the rep is rushed and impatient. At first I would ask who the rep was to identify what business they were operating from and they responded with anger because I didn't want to provide my supervisors information until they identified themself.
Each representative asks if we are managed by a property management company that I've never heard of and when I correct them they say they've updated the information but the next representative asks if we are the same company. Now I've started receiving emails from Smart Apartment to update our property information with details regarding our apartment availability that can easily be found on our website. They also listed information they believed was correct in the email which contained entirely incorrect information.
The information they gather, they don't annotate properly. When they gather information, they do it impatiently and sometimes rudely. Just go through apartments.com or take a look at the property websites. Property websites mirrored with google reviews will always get you the best information in my opinion.
The data is incorrect. The customer service is not timely. This used to be a good product before they upgraded their system. It is of the worst if not the worst available today resulting in Regional Directors and Regional Vice Presidents completing corrections manually. CoStar does not have a good report format just yet, however, the CoStar data is much more accurate than Smart Apartment Data. We are now working with other solutions as this one has been a pain point for our organization.
Very inaccurate information. Properties within certain criteria are not pulling in searches. Properties that are offering locator incentives state that they do not pay locators and properties that accept pets show as not accepting pets. The database has gotten more inaccurate over the last year and the price has gone up at least $20/mth in the last few years too. If your payment does not go through, they will text and email you to make sure you process your payment.
