Total cowboys. Try and falsify issues to not return deposit at end of tenancy. Digby works is also not a safe / secure place to live. Three bicycles stolen from the 'secure' bike storage, and no action taken by Akelius. Total joke. When you raise issues, pretty sure staff are using chat gpt to respond. No names of staff given so no audit trail either.

Very poor and disappointing experience with Akelius.

I contacted them requesting a transfer or early termination on medical and compassionate grounds. I suffer from serious health conditions that cause anxiety and depression, I am a single mother with a young baby, and I have been awarded a Blue Badge and PIP due to my disability. I also reported mould in the bedroom cupboard which appears to have been painted over before I moved in rather than properly treated.

After providing medical evidence and explaining my circumstances, the manager called me and said the only way I could leave early is if I find them a replacement tenant myself. Considering my health conditions and the fact I am caring for a baby alone, this response felt extremely dismissive and unhelpful.

It is shocking that a large housing provider shows so little compassion or support towards vulnerable tenants facing genuine health and accessibility issues. I would not recommend renting with this company.

Do not rent from Akelius,simple as that!!!

I am writing this review specifically in relation to the service I have received from Alina at Streamline.

Unfortunately, my experience has been very disappointing. An engineer’s visit was cancelled and I was not informed, which resulted in unnecessary inconvenience. When I requested updates, communication stopped and calls were not returned. Each time I tried to contact Alina, I was told she was unavailable, but no follow-up was provided afterwards.

Given her role as a team manager, I had expected a more proactive and professional approach. The lack of communication and clarity has made the situation unnecessarily frustrating.

This feedback also extends to Akelius. I raised a formal complaint with them over 10 days ago, explaining the situation and asking for a clear plan of action. My email has still not been acknowledged, and no steps have been outlined to resolve the issue. As the landlord, Akelius has a duty to ensure their tenants receive appropriate support from the agencies they appoint, and in this case, that has not happened.

This experience has caused significant inconvenience and disappointment. If I could only give them -10 Stars, I would.

I had a great experience renting a studio with Akelius Residential in London. Throughout my entire tenancy, they were professional, fair, and reliable. The whole process was smooth, from moving in to moving out. Whenever I had questions or needed assistance, the team was responsive and helpful.

This agency is beyond unprofessional. We’ve had unresolved issues for nearly 3 months, and complaints are completely ignored. Their engineers cancel appointments without informing you, you only find out after getting home from work. There is no customer service whatsoever. They are disorganized and clueless, showing up at your house for no reason, then calling to ask, “What’s the issue with the dishwasher?”, which I never even reported! To make things worse, they never call you from a visible number, so you can’t call them back. Their staff is lazy, incompetent, and couldn’t care less about their clients. When someone is away, they leave tenants stranded with no cover or support. They take your money, provide zero service, and treat you like a nuisance. Avoid this agency at all costs. Total scam. Pathetic and shameful. I would give 0 stars if I could, as 1 it’s a luxury for them!!

Worst company on the market, trying to steal people deposite money after minor scruffs and little dust was found but yet want to take all the deposite money for what I don't no very greedy and disappointing people if I could give zero stars I would do avoid this people at all cost. Had my parcel stolen in the parcel room in a building leased by Akelius Limited! They have done nothing about it and have blamed residents for it! The tenancy agreement says they are held liable for theft but they state they can do nothing about it! Highly disappointed!

Akelius tried to deduct money from the deposit for the issue related to maintenance issue. Greedy and arrogant.

Akelius is a nightmare and constant headache.

For the prices Akelius charges for a 2 bed flat in Brent House, they are delusional with the quality of service they deliver and quite clearly vastly out of their depth.

I've been renting a 2 bed property at Brent House in London managed by Akelius for approaching 3 years now, and they certianly seem to leverage the fact the London rental market is so strong - i.e. consistently underdelivering service while increasing rents, squeezing tenants as much as possible. The street/area, Brenthouse Road in Hackney, London, can be prone to some bad actors, as with many areas in London, but this should be manageable with adequate security.

However, the front gates are not properly designed to consistently close and secure properly, and the main door to B block doesnt close properly either, meaning anybody from the street can roam around the building. This has led to many items being stolen, so much so that residents do not have parcels delivered to their properties anymore.

There has not been a suitable response from Akelius to address this despite multiple and consistent requests from residents. Bodge repairs are made that last for 2 weeks and then the issues return.

The bike storage facility has a flimsy door with a hole in it which doesn't close properly. This has led to multiple bikes being stolen and damaged.

The property leaks in the rain, meaning the electrics in the communcal spaces are faulty. Not only is this obviously dangerous, it can mean constantly flashing lights right outside your bedroom window all night.

Multiple flats in the building are infested with rats, leading to items being damaged and residents having to move out temporarily, with no compensation from Akelius. Again, the issue was not adequately addressed.

Some apartments leaks, boilers not working, and floor boards are rotting.

Several residents are highly unsatisfied with Akelius Property Management and are considering raising concerns officially with a tribunal.

AVOID AKELIUS PROPERTIES.

Very, very poor company

Cotton Lofts hasn't been the best experience.

During the lockdown, I caught covid and had to chase these guys for months just to get a new washing machine. My housemates and I have to spend at least £100 having to get our clothes watched elsewhere.

The next issues was a security flaw with the front gate. Many residents have complained about having parcels stolen and tampered with. (Request access to the Facebook group for confirmation)

I've had personal and christmas gifts for my family stolen to a value of £1900.

When I informed them that this had happened I was told I'd receive a call from the Property Administrator on December 11th 2020.

Despite sending a followup I am yet to receive a call. We are now in 2021.

The properties are nice, but if things are being stolen it makes you question your safety.
