RentFig is property management software built specifically for UK landlords and small portfolios, created and run by a working HMO landlord who understands the day-to-day realities of letting. It brings everything a landlord needs into one place: tenancy and tenant management, a compliance tracker that monitors gas safety, EICR and EPC certificates with automatic renewal reminders, automated rent chasing and arrears tracking, and built-in accounting to keep on top of rental income and expenses across a portfolio. Tenant referencing is built in and pay-as-you-go, with no subscription required. Landlords can send a prospective tenant a free application form — the tenant's details come back at no cost — and then choose whether to run a credit check (£9) or a full tenant reference (£19) covering identity, AML, credit history, income and affordability, employer and previous-landlord references, Right to Rent in England, and anti-fraud checks. Most references complete within 48 hours. RentFig also includes free, UK-specific tools: a postcode HMO licence checker covering mandatory, additional and selective licensing schemes plus Article 4 directions across 47+ councils, alongside rental yield, buy-to-let mortgage and stamp duty calculators. RentFig is free for one property, with affordable plans as your portfolio grows. All data is held in the UK and the platform is fully GDPR compliant.

RentFig

RentFig has become the way I run our HMOs, mostly because of how much its step-by-step wizards handle for you. The Tenancy Setup Wizard walks you through a fully compliant AST from start to finish — deposit protection, right-to-rent, the prescribed information — so nothing gets missed. When I needed to serve notice, the Section 8 wizard built the notice with the correct grounds and dates filled in, and there's even an N215 (Certificate of Service) wizard for proving it was served.

Day to day, the compliance checklist flags what's due before it becomes a problem — gas safety, EICR, EPC — and the onboarding wizard got my whole portfolio into the system without a fuss. There's also a free "Is it an HMO?" checker that's genuinely useful even if you're not a customer yet.

It's clearly built for UK landlords specifically, not adapted from some generic US tool, and that shows in every wizard. Highly recommend it to anyone managing HMOs or juggling compliance across a few properties.

Does what three other tools used to do

I was juggling a spreadsheet for accounts, reminders in my phone calendar, and paying separately for tenant checks. RentFig replaced all of it. Tenancies, rent chasing, accounting , and tenant referencing are all in one login. The fact it's built specifically for UK landlords and upto date with the renters right Act.

There was a small learning curve getting everything set up at the start, but once it was in, it just runs. Support answered my questions quickly when I got stuck.
