Terrible experience. Zero customer service.
Renter's Warehouse has been an absolutely terrible experience for me as a property owner/landlord. Not only did my tenants cause over $15k in damage, Renter's Warehouse had ZERO customer service and created more hassle for me than anything else. The move out coordinator was consistently unresponsive, unreachable, and rude when actually made contact with. Emails were never answered and I had to call several times before ever getting to speak with them each time I needed assistance. The tenants moved out on Sept. 30th and I still have not received keys or the garage remotes. I put in a request to work with their 3rd party collections company and still have not received a confirmation. Every burden has been placed on me and RW has made everything more difficult, frustrating, and stressful.
DO NOT USE Renter's Warehouse if you are renting out a single family dwelling.

Poor management. No accountability
Used RW as my property manager for 3 years. During that time there was such a lack of communication that I ended up needing to find a new property manager.
One tenant went over 6 months without paying rent. I asked about them multiple times, but the only time someone finally got back to me was after my eviction protection program has expired. They eventually still “honored” the protection program (which says I would only pay up to $1000 for the eviction). However, after the eviction they still charged me over $5000 in repairs and 2 months rent for the placement of a new tenant. As soon as the tenant moved in everything started breaking. So I asked RW to get back in touch with the contractor that did the turn over to make things right. They said the contractor wouldn’t do it and wouldn’t support me to ask for it. Additional repairs were things like the windows couldn’t open because they were painted closed, drain was clogged, doors wouldn’t close all the way. All things that should’ve been easily noticed during a site walk through.
No apology for RW, no sense of accountability or continuity at all. Every time I worked with them it was a different person so no accountability at all.
When I switched Property Mangement composites they sent me a questionnaire to let the tenants know the information of the new PM. Instead of giving them that info, RW gave my personal information. So I’ve had tenants calling me at 4am due to the time difference asking me where to send payments and maintenance requests that RW did not take care of.
OVER $40,000.00 DOLLARS IN DAMAGE AFTER…
OVER $40,000.00 DOLLARS IN DAMAGE AFTER TRUSTING RENTERS WAREHOUSE!!! Our experience was a complete NIGHTMARE!! RW allowed the tenants to vandalize our property! Along with countless phone calls RW failed to respond to, the late fees that we insisted on getting, and the lack of getting tenants to pay are every reason to NEVER use RW Management! First Maintenance call; broken service door, screen door and fence gate, trash and unkept grounds. IMMEDIATELY requested an inspection; professional outdoor lighting stomped on, furniture left for the tenant’s pleasure busted, the hot tub cover handle ripped off, and the grounds were in disarray! Inside, every wall was gouged, the brand-new carpet soiled and carpet stains throughout the home. The stair handrail was busted off, towel rack off wall, and soot stains and smell throughout the entire house!! The Renters agreement was Smoke Free!! Eviction was requested but not supported by RW! A second inspection was requested after nonpayment and the experience was awful! Tenants and their coup were allowed to provoke us and videotape our reaction to the destruction! The rep noted normal wear and tear!!! Moveout inspection, a group of people (many that were not even on the lease agreement), with phone cameras out, intimidation, calling names while RW stood by! Every inch of the home was damaged, holes in walls, knife gouges in sink, floors and ceiling ruined, every appliance damaged, blinds ripped down and soot stains and smell in every inch of the home! Police were called after finding drugs in the home! I immediately made RW aware of our findings and they did not care! Our Renter’s insurance immediately acknowledged the destruction as vandalism! We sought Legal Representation against RW. RW had an opportunity to make things right. Instead, they denied any responsibility, offering not even an apology!!! RW advocates for the Tenants and not the Owners! Had we known, we would NEVER have trusted Renter's Warehouse Management!!
For what they charge and what they provide.. it's a ripoff
My wife and I just have 3 kids under age 4 and have no time to manage a rental property because she works weekends and I work weeks. I work for a property management company that manages commercial property so I am very familiar with what good property management looks like. We thought a company like Renters Warehouse would be able to provide the management service we require based on what they advertise. We have been with them since March of 2022 and we are at the end of our patience.
1) They advertise low default rate on the tenants they place and lucky us, the first tenant they find pays their 3rd month late and eventually defaults in 8 months on a 2 year lease. I get that this could really be just chalked up to bad luck.
2) They won't let you visit or talk to the tenants in person, but they also won't inspect your property but once a year (if you want additional inspections they'll charge more from what I was told - even though they already charge over 10% management fee). The defaulting tenant had been smoking cigars and had torn up the place in those 8 months. It took over a month to get the smell out.
3) We are incredibly upset with them over the fact that they seem to have zero fiduciary duty to us as their client. They are terrible with communication. They always e-mail and never call, even if it's time sensitive. They ding you with fees for something that could easily be avoided had they simply contacted us. On providing an updated copy of our insurance, I was told "Oh they should have e-mailed you about that.. let me see.. oh looks like they didn't", to which I ask if they can waive the fee they are charging for something I would have gladly provided had I realized they did not receive it and our insurance company did not sent (despite having asked them to send it). Oh sorry, we can't do that. $20 out of our pocket because they don't care about communicating things properly.
4) Their contractors broke the door off a microwave and I had to fight them over the fact that the walkthrough video and notes from a prior tenant clearly shows no damage and their contractor was the only one to have been in there. They have all the information they needed to determine this for themselves, but I'm the one who has to fight our management team over it because apparently they take the side of their contractor over their client. Not to mention I had to take time out of my day that I thought I was paying them a management fee for, to go follow up after a contractor completed work because, god forbid, they actually go out to inspect the work on the contractors they recommend. Unless you spend over $1,000 which they then get to charge you an added fee, because again the 10% they charge isn't enough, they won't lift a finger. Instead, the contractor sends pictures of the completed work and they send that to me. The best part of this system is how the contractor took pictures from very specific angles to hide defects that were blatant when observed in person.
5) They withheld security deposit refund claiming there was a special fee. They then come back and tell me that they erroneously withheld 1/4 of the security deposit (which was intended as a tenant invoice and not meant to be charged to the owner).
6) We were also owed 1 month rent from the defaulting tenant and had I not brought this up to them, they would have never started processing it. Then it still took 3 months to get those funds.
7) They set up a rekey and initially sent an invoice, only to realize that our management agreement includes rekeys. Then months later they contacted me to get the place rekeyed because they apparently are incredibly unorganized. They claimed it was a new member of the team that didn't look into the file, but according to him the rekey that they set up and paid for was never logged into their system.
They went up on their management fee and now charge more than 10% for what feels like a huge ripoff.
8) Our contract also protected us from a commission when replacing a tenant that had defaulted in under 12 months. They then added some bogus charge that stated it was not covered by that protection. After questioning this they then turned around and said "oh sorry, you are right. We'll get that charge taken off".
How many times have I had to call them on bogus charges in a years time is astounding. Considering people hire management companies to handle a property, you have to watch these people like a hawk or they'll just steal your money.
STAY AWAY FROM THIS COMPANY
As an Owner - worst choice ever
As an owner, DON’T! Their payment portal was unreliable, resulting in missed payments from the tenant. The tenant let them know of repairs needed, they never notified me or repaired them, resulting in damage to my home. I gave them written notice of plan to evict due to non payment and told them specifically not to accept small partial payments, they did anyway. They then disappeared when I needed information for collections. I ended up handling everything myself, repairs, collections, and communicating directly with tenants. It created more work. I will try to get my money back, but that’s another long complicated process. STAY AWAY!
Terrible with maintenance and customer service
Absolutely terrible when it comes to maintenance. Had a leak we reported over a month ago that leaked into the walls and carpet causing toxic mold. This still isn't fixed and renters warehouse refuses to take accountability for this. In addition, the las Vegas manager Ryan Gonsales laughed at me over the phone when I was voicing my concerns of the mold and trying to break our lease. When I asked him to put himself in our shoes, he proceeded to tell me he removes all emotions from this job and refuses to put give anyone any sympathy. This speaks to the level of immorality and lack of ethics at this company. How can you trust a manager dealing with tenants and landowners homes if he removes all sense of empathy and compassion for your home? He is not better than a robot at this point. Everyone at this company will not care about your situation and do everything in their power to cover their own asses. I recommend staying away from renting or even using this company as a landowner.
Owners and renters stay clear
As an owner, I can tell you that the owner's don't come out any better than the renters. We were told many things upon signing that we apparently didn't hear. Huge up-charges on all repairs (even ridiculously small ones that could be one by a trained mouse). And they don't let you know until the repairs are done.

COMPANY! I am shocked that a company this large operates the way they do. Avoid at all costs. They are 100% for the owners, the tenants all get screwed. The owners
can take as long as they want to make repairs, and can keep your entire security deposit with
absolutely no explanation or proof of damages.
We had a leak that was allowed to continue for 3 months until I had to
march in to the corporate office and have a full blown nervous breakdown
in front of the poor ladies at the front desk.
The entire area between the 2nd floor and downstairs ceiling had
hundreds of gallons of water leaked
on it and absolutely nothing was
done to dry the area or mitigate the
mold. They painted over the water damage!
Renters warehouse assured me the
owners would be selling when we moved out. This comforted me a bit
as an inspector would certainly find the mold. Well guess what, this
property was listed by Renters Warehouse shortly after we moved, I
assume they now have new victims living there. They knowingly endanger tenants to make profit. I
will stop by the property in a month or so and warn the new tenants of the mold. There was hundreds of other
problems, I would have to write a book to cover it all. Another notable
issue was that Renters Warehouse told us we were legally responsible to make thousands of dollars worth of
repairs an inspector found before we
even moved in! It was stuff like
install smoke detectors etc. I had to
contact an attorney who assured me
we were not at all responsible.
Stay away at all costs. This company probably took off years of
my life with the stress they put me
through.
