There's no vetting process for the tenants, the people moving into their properties are dodgy, stealing food, drunks and bullies.
The agents (Emma) are also bullies who go into your room without notice or permission, and they just don't generally care about anything.
My guess is the landlord is a shell company that doesn't exist and I'm going to make an effort and follow through in court and have them investigated/licence removed. Anyone willing to come forward about them, leave a message here and I'll contact you with further details.

At first glance the house itself is very beautiful and is what attracts the tenant.

Later you find that that house is full of bullies. They steal your food. Lock the bathroom so you can't use it. Throw your toiletries when you leave it in the bathroom. Leave crude notes for you for the whole house to see accusing you of things you didn't do.
Write classes things (again aimless accusations) on the community board. Won't leave you alone when asked.
The tensions run high and you contact the landlord so you can leave the premises sooner rather than later as you fear for your life and the landlord is more interested in her money and month's notice. She doesn't give you a way out and in fact defends the bully. Sign one that she is a bully too. She proceeds to tell you that the bully perceives you as a push over and insults you by saying the bully is as intelligent as you.

Later when you do escape she doesn't give back your deposit and extra rent paid even though she promised she would. You have to chase it with countless messages and calls that go unanswered. Resulting in having to go down the legal route.

This property and agency is for those who are brazen and rough. If you are a coarse, narrow minded and walk over people with no remorse, if you do a blue collar job or live on benefits or don't hold a job, this place is for you.

I get an email asking for a review after all of this! So here is my honest experience.

My circumstances for moving in were a little extraordinary and quick. Emma was on holiday abroad when I first enquired but she still coordinated a quick and smooth transition with her team and all was done within 48 hours. For the whole year I lived there, communication was effective and responsive, maintenance of the home was of a high quality and quick resolutions to any issues were always found. The property was of a high standard with enough facilities to accommodate all 8 tenants. Extremely satisfied all round.

I would absolutely recommend Premier Properties Swindon for their professional and friendly service. The properties were clean and any repairs were carried out swiftly. Overall a very satisfied client.

Good overall experience and well maintained house but a bit put off by the lack of 24 hours notice before room viewings even after asking.

Great landlords property was always clean and tidy never any issues would definitely rent again

Emma and Tina were brilliant. My only downside to my time in their properties were some of the people who moved in. It sometimes felt like anyone could move in without any checks or anything. Sometimes you ended living with people who were constantly drunk, had drunk friends walking the halls at all hours, young girls who were extremely untidy and noisy housemates, but overall I did enjoy my time in their properties and had some brilliant housemates but then others were awful to live with.
