Great lender to work with. Great comms & service.

Loan process was running smoothly until they required additional documentation 2 days before close because the property was a condo, causing me to scramble for HOA documents that had to be expedited. I disclosed this at the beginning of the loan process so why they waited until the last couple days is why I gave them 3 starts.

I have done multiple deals with Patch & will continue to do business in the future.

No one responds to emails or phone messages.. I've received a call back maybe once every five to seven days, stating, I'll have someone else call me that never calls.

Patch has great products but unfortunately I'm unable to use their service not because I don't want to, unable to connect with anyone 😕

I give a 2 because I had a pretty solid experience the 1st time around. But the 2nd time around not so much. I initially came to Patch Lending because they financed properties lower than 100K appraisal. All was well until I tried to finance a 2nd property and was told that the 100K was a hard cut off. I have more income, better credit score and an on time payment history with this very same company that I wanted to do reoccurring business with but was TOALLY shutdown. Won't recommend at all.

I have a bad experience with this company from the moment the loan was issued. Communication was extremely hard with no reply to emails for weeks and once the loan was issued and passed to the servicing company BSI Financial the headaches started to fall in.
The servicing company does not do their job and do not honour their contractual obligations to pay your expenses. Don’t do an impound account. Just don’t do it. They simply don’t pay your taxes or insurance premiums on time or at all in some cases. I had to get my lawyer to deal with the company as my insurance policies got canceled due to them failing to pay the premiums on time.

Overall I am sorry to say that I would not be using this company again had I known for his from day 1. Hope this review will help someone and you don’t have to got through the stress and months of headaches become of their incompetence.
I also hope some level of management take this review and does something about the service they offer to clients. It is just not fair what you are doing.

I always get my questions answered and my escrow is carefully accumulated and the property taxes and insurance is paid. My only criticism is that I do not have a particular person at Patch Lending who watches over my account, so that I could call that person directly with any problems. Five stars for efficiency.

Max and Rita are awesome to work with. Very quick and fun to deal with during the loan process.
