Royal Albert Wharf E16 Neglected by NHG
I have lived on Royal Albert Wharf E16 for the past 8 years, the first one to move into my apartment block, since day one we have all had problems with NHG. Firstly it was no CCTV in phase one blocks - I mean who agrees a new build in Newham with no CCTV!? - thankfully this was resolved in the past two years but only with help from Mak and Rendall & Rittner who pushed for this to happen. The long term issues which NHG and their Deputy Director for Development Partnerships has failed to resolve is the landscaping this is in a disgusting state all over the estate with parts yet to be handed over to R&R (such is the poor state of the landscaping that it has breached the initial planning permission which was granted by LBN) and the EV car charging points which still don’t work all these years on. I am in phase one, we are now having other phases built nearby also being managed by the same Deputy Director for Development Partnerships and yet this development still isn’t put right. We try and engage with Deputy Director but he ignores all emails and only responds to complaints. How many more years is this development going to be neglected, NHG are not capable of managing large privately owned projects such as this, so frustrating and disappointing.
If you are looking at purchasing one of the latest phase builds I wouldn’t!!!

When purchasing a property in the UK for the first time, I encountered many complex issues, especially with numerous legal terms I didn’t understand. Although the solicitor wasn’t particularly helpful, I’m grateful for Jack’s assistance in resolving many problems, allowing me to successfully obtain the keys and move into my new home. Jack is highly knowledgeable and has excellent problem-solving skills. I truly appreciate his help.

I recently purchased a shared ownership home with NHG. The process was generally pretty smooth and all of my questions were answered. I ran into some issues during my purchase, due to factors outside of NHGs control, and Jack Cairns went absolutely above and beyond to help me sort these out.

I can't thank him enough for going the extra mile and being a constant reassuring voice during the whole process. Not only did he proactively reach out to keep me in the loop but any time I had a concern or was struggling to get information from NHG or my solicitor, Jack was able to chase things up and get answers for me very quickly.

Amazing service from Steven and Samuel in the sales team. They have been patient to wait for decisions and actions on my side, supportive when I needed some ideas bounced off of them and helped me to push though everything from making an offer to exchange of contracts within 8 weeks.
The broker and the conveyancing firm they recommended have been excellent at making the process smooth and reasonably painless.

I felt the delay with the handover has been communicated well. It is never nice to be told there are delays, especially if they are measured in months instead of days. With the information Steven provided, I felt I know where I am in the process and I was able to take timely action when it was needed.

Steven Lam has been extremely helpful throughout every step of the process. Being a first-time buyer myself, he had taken away the stress and was there at every step along the way to offer his expertise and guidance. He was at hand to answer my non step questions, provide reassurances and was able to share his in-depth knowledge with me.

The whole team has been so helpful! Steven, Jack, Daniel, so many great people that made my move in process as smooth as possible. Managed to turn round purchasing a shared ownership property in a month - lovely area and great building, if you're on the fence take that leap! :)

There is a leak in the building that has been going on for 9 months. I have reported it numerous times and NHG have done nothing. There is now water damage inside my property, which I as a lease holder am expected to pay for. The service charge is extortionate and there is no service. If you can avoid NHG, do.
The reply below is little more than a PR exercise. If you dial the number they give you get a message saying you cannot be connected.
If you email there is no reply.
NHG have no interest whatsoever in the maintenance of the building.
They seem happy to allow it to go derelict.

I have decided to buy a 1-bed flat from NHG Homes in June this year. We have exchanged in July and the completion date was scheduled for the end of September. Unfortunately at the beginning of August I have received a short email from the company informing me that the building did not receive NHBS sign-off so I can either wait until they find another provider to certify this wonky building (yeah, great idea) or I can withdraw from the contract and get my deposit and reservation fee back. I chose the latter. I have obviously lost the money spent on mortgage and solicitors fees. 2 months later I still haven't received my deposit and reservation fee back even though my solicitors are ready to proceed, all the documents are done and we are chasing weekly.
This company is an absolute joke, avoid!

My wife and I would like to say to Steven for his continuous support into the journey of buying our first home it was very hard for us to understand what n3xt to do but with Steven by our side he make it very easy for us to understand so to Steven we would like to thank you for a great experience.
