This is a made up company having many other names before the whole firm is a scam please do not use the company the from A to Z it’s crooked from top down they will give u a bunch of lies as they are good in this role . Please go to a reputable company not this fake one T Singh your a fraud

They are the most terrible estate agent I've encountered.
Firstly, they have refused to pay my deposit
Secondly, I had to pay £55 electricity bill of the previous tenants and they've refused to pay.

Please dont Rent your property with this company they dont pay your rent on time, dont pick up phones.They dont look after your property.

Still owes me money going back to April this year

Tony is a theif. He takes tenants deposits and does not protect it . He uses it to fuel his obsessions
He also does not pay rent received from tenants to landlords. Totally untrustworthy

Morgan Payne has significantly deteriorated over the last few years. They have Lost numerous staff and replaced with rude incompetent staff ( eg Sham, Nina ) They blatantly lie, start shouting arguing and make various excuses on a repeated basis. Numerous similar reviews highlight this FACT. Our Tennants gave notice to MP they were leaving but MP failed to contact us at all. The owner “Tony Singh” hasn’t put the money in any Deposit scheme and has frankly stolen the money. They have failed to answer daily calls, emails, text messages to resolve this matter. The West Bromwich office has closed without any notice and they are now not contactable to both Tenants & Landlords. This is criminally negligent for a Managing agent - what if there was an urgent housing issue ??? Tony Singh has stolen money from many people (look at the reviews) his staff are totally useless and he is running a Fraudulent company ( which isn’t even registered with an estate agent governing body - despite advertising it on their zoopla website ) Don’t normally write reviews but don’t want others to lose money to these thieves. Tony Singh you are a disgrace, a thief and people be warned. AVOID THIS COMPANY and hopefully they get what they deserve.

If I could leave a 0 star rating I would have. This company does not even deserve the 1 star.

It’s a bit of a long one so please bear with me.

Firstly, the rudeness, disrespect and the lies that spill out of their mouths is appalling. Certainly no way to speak to customers/tenants. They ignore your calls and emails (unless calling from a number they don’t recognise then they immediately answer until they realise who you are and then they put the phone down on you).

Many times whilst in the 3 years of renting with them I have had to report issues with the property, some of which were repetitive complaints as they had apparently ‘lost’ the email. We were then asked to put the issues on a website which would be checked by MPK and assigned to a contractor. (Contractors who also don’t have a clue what they’re doing). Some of the issues that were reported and were deemed as ‘urgent’ wasn’t even sorted.

Many of times we were contacted about our ‘rent’ as it had apparently not been paid, but we had never ever been late on paying. Once I’d sent over bank statements proving it had been paid and on time we wouldn’t hear from them at all.

We have been moved out of the property for almost a month now and we are still having to chase up our deposit. We have been told multiple times that it is ‘on the way’ to us and we are then told a bunch of lies as to why we haven’t received it. Some of these include ‘we are waiting for the inventory to be sent over to us’, ‘our emails aren’t working so we are still waiting’, ‘we need to work out how much deposit you put down’, ‘we have all been off work for a week because we were poorly so we are playing catch up’, ‘I’m new here and only started in the past week so I need to get to know everything first’, ‘your money is currently going through management for it to be approved and will be released to you within the next 48 hours’, ‘management have approved it but there is a problem with the bank’ and from then we have been ignored, every phone call, every email. I’ve driven to the West Bromwich branch to speak to them face to face on a couple of occasions and coincidentally the shutters are down.

Myself and my partner have had the absolute pleasure of speaking to Sham from the West Bromwich branch and the way she spoke to us was disgusting. She has absolutely zero manners, calls you a liar and says that you know nothing. Told us that she knows how to do her job and we should leave her alone until it is done. She has put the phone down on me multiple of times whenever I’ve rang about my deposit. She ignored my emails and I just cannot explain the absolute unprofessionalism from this woman alone. Not to mention the others who are no different to her.

I’ve told them I was going to be reporting them to the property ombudsman but when trying to do so there isn’t a trace of MPK on there. After doing some digging about this estate agent I have found that in 2022 they were expelled from the property ombudsman (TPO) for not complying with the legal requirements. This explains it all.

This company is the worst estate agents I have dealt with in my 10 years of renting. It is utterly appalling the way they speak to and treat people. I could not believe it the first time it happened, however, it had soon become a regular thing until we were completely ignored.

There are many, many other things I could write about them but these are just a few points to hopefully swerve other people away from using them.

DO NOT TOUCH THIS COMPANY UNLESS YOU WANT TO BE LIED TO AND STOLEN FROM!!!

Not worthy of 1 star. Started the application the end of Feb/March for a commercial property. We paid the deposit and fees totaling £1950 to Rob (who has honestly been the most helpful in this whole situation but he left, which I can totally see why! Which then all got passed to tony) . We were told the property was ready 4 separate times and even given a draft contract (laughable now!).

After months of calling/email and visiting the estate agents we gave up and went directly with the landlord.
£1950 Has been stolen from ourselves and the landlord and no one has contacted us after trying to contact hundreds of time via emails/ phone calls and visits.
I have full receipts of money paid to themselves. I have folders full of evidence of every phone call and attempt of contacting them. We are in the starting process of solicitors for the deposit back aswell as loss of earnings that we have occurred throughout the last nearly 8 months. When they have answered I got screamed at by the receptionist and called a liar or told they would pass a message on and never replied.

We have been pulled into the owners (Tony) personal life/alarming issues and his questionable marriage too get out of answering questions we have been told a multitude of unnecessary personal life from there own staff members about situations in his own I have also full evidence of all this emails, comments from past workers and things he has told.
We have had staff walking out infront of us because of this situation embarrassed by the company and extremely upset for us who told us of the company's debt issues, how they dont pay the landlords on time because the money is going into the owners pockets not deposit protection schemes. We have told mpk that we do not want to be dragged into this and just want the property numerous times.

Tony is incompetent in all aspects of the job. I have been told the most exaggerated lies as to why he cant answer the phone. Staff told me he was in hospital they had just spoken to him and guess who comes strolling into the office less than 2 minutes after the being told, No other Tony!! (I was aware that tony was ill which is completely understandable if he isn't in work) But for his staff to lie whilst on the phone infront of us and say he said hes in hospital waiting to be seen right now is well, completely and utterly disrespectful.

Im sure Tony and his staff will come back at the review with wrong/exaggerated lies of why i am wrong or lying, which his normal course of action but I come with 8 months of receipts and a lot of other people in support of what I have said above who have been in the same situation which i will add if they do come back with the usual ridiculous replys as us as you can see in the other reviews for mkp.

We never wanted to be involved in any of this. We are a normal everyday working family with 3 small children trying to open our own small business and do well for ourselves. We have had nearly 2 thousand pounds stolen which we worked hard for. Honestly Tony you should be ashamed.

Morgan Payne & Knightly – Unresponsive and Withholding Deposit for Over a Year
I’ve had an incredibly disappointing experience with Tony Singh’s Morgan Payne & Knightly. Despite countless attempts to contact them over the past year, they have consistently ignored calls and failed to respond to emails.
It’s now been over 12 months since the tenancy ended, and they are still withholding the deposit — even though the tenants left the property in a terrible condition. I expected basic courtesy and transparency, but instead I’ve been met with silence and what feels like deliberate avoidance.
Here are just a few of the excuses I’ve been given:

“He’s on holiday”
“Family bereavement”
“Not in the office today”
“Only he can arrange this”
“It’s in hand”
“Will be sorted this afternoon”
“Tomorrow”
“Next week”
“Will call you back” — he never does!

This level of unprofessionalism is unacceptable. If you're considering renting through this agency, I strongly urge you to think twice.

Trust is everything in property management – and Morgan Payne & Knightly have completely lost mine

My landlord transferred the management of the property I am renting to MPK last November (2024). The communication is appalling. I have called so many times and left voicemails for someone to contact me URGENTLY, along with various E Mails to 3 different E Mail addresses. I have also contacted via Facebook, again no response. I have also commented on Facebook to ask if anyone answers phones and E Mails for the comment to be deleted.
I am now in a position where even my landlord can't get in contact with them!

I have also had a previous repair which was deemed "urgent", and had no contact after calling and e mailing daily for over 3 weeks before someone came to repair temporarily!
Terrible - AVOID!!!

This company has the poorest communication skills and scam you out of your own rent. I have been unable to get in touch with agents for weeks or months at a time and when I do their service has always been insufficient. Recently management seems to have changed as they have gotten even worse and employees always seem unwilling to help or have an attitude.

Absolutely awful estate agents to work with, for over a year now iv been chasing missing payments that my tenants have paid to them but they have failed to send it over to me. They owe me over £7,000 and I have called and left messages and emails and not one single person has tried to resolve the matter, I keep getting told the manager is out of office and I’ll get him to call you back and he never does. Its sickening to think they would put somebody through this especially with it being a substantial amount that has been missed over the months.

I recently had the pleasure of working with Miss Sham to rent a property, and I couldn't be more impressed with her service. From start to finish, she was professional, responsive, and incredibly helpful. She made the entire process smooth and stress-free, patiently answering all my questions and ensuring every detail was taken care of. Thanks to her, I was able to secure a great place quickly and with confidence. I highly recommend Miss Sham to anyone looking for a reliable and dedicated property agent!

This company lies and says it uses a deposit protection scheme. It does not. Do not use them.

From start to finish, the service I received from this estate agency was absolutely first-class. The whole process was smooth, professional, and stress-free – which is not something you can always say when buying or selling a property!

Her communication was always prompt and clear, and she was incredibly helpful every step of the way. Whether it was arranging viewings, answering my (many!) questions, or keeping me updated with progress, Charlotte was consistently friendly, knowledgeable, and supportive.

She made what could have been a daunting process feel manageable and even enjoyable. You can tell she genuinely cares about her clients and takes pride in her work.

Having completed a number of viewings over the last few weeks with a number of estate agents, looking for our perfect rental property, Morgan Payne & Knightly have been one of the best!

They responded quickly and we're accommodating to our viewing schedule fitting us in the next day for our first viewing. Charlotte is lovely and showed us around answering all our questions. The application process was also seamless, and we have gone from application to completion in 2 working days.

Charlotte even accommodated a second viewing whilst we waiting for reference checks to be carried out so we could show our family the property we're very excited to call home. Could not recommend Charlotte and the team at Morgan Payne & Knightly enough!!

Rob was always quick to respond to our queries and we found him incredibly helpful throughout the process. He was accommodating of a second and third viewing of the premises.
