Landlord imposes restrictions on the behaviour of private tenants at certain times of day via unenforceable rules laid out in "Tenant handbook".

Landlord blames tenants for general wear and tear, and places responsibility on tenants to report substandard quality of living rather than actively seeking to identify problems with tenants through frequent communication and thorough inspection of communal spaces.

Reprimands tenants for tone in communication regarding frustration with poor conditions. Insinuates tenants are to blame for faulty white goods.

Landlord prepared to adjust conditions of contract during minimum term in order to suit their own financial plans ahead of time, at cost to tenants' peace of mind and stability of residence. Encourages tenants not to communicate regarding changes made to terms of contracts and discrepancies between tenants' contracts in shared accommodation.

Maintenance often carried out only upon "evidence" of disrepair provided by tenant, often days/weeks after issues reported. Lack of good will.

Overall, a neglectful and stripped-back approach to responsible letting. Treats tenants like assets and proper maintenance like a chore.

Unbelievably unprofessional person. She arranged and confirmed two viewings with me of a property. She missed the viewings twice. One one on Saturday 10 August and it was an online viewing so it was not a big deal but for the other on Tuesday 13th August I travelled 110km from London. Both times she claimed that the reason was that she don't have the access to the property. Twice! So if she don't have the access to the property why is she even advertising them and arranging the viewings? She should have sort out all the access issues before confirming the viewings. And her excuses were not acceptable. She was trying to blame the landlord for forgetting to notify the tenant. That's a total lack of dependability and she can't even take the responsibility for that but blames someone else. If she agreed the viewing she should have made sure that all the procedures are followed. And while I was in Southampton she didn't even try to focus on finding a solution but defaulted to just making me suffer the consequences of the situation I didn't create. She didn't even try to find a solution to that, instead all she had to say was "I'm really sorry for the inconvenience that this has caused you. Thank you for your patience and understanding."
