Absolutely awful experience with the Cardiff office and after looking at other reviews we are not alone.

We were tenants of a property they are renting (after we rented privately off our landlord with no issues for 3 years), and after handing our keys back to them they told the landlord we left the flat unclean after we had spent days cleaning and tidying up ready to hand the keys back. After questioning why they thought it was unclean I was met with the answer ‘I dont have to justify it to you it’s just my opinion’ with absolutely no evidence.

The staff member I dealt with (I believe her name to be Gabby) was also very rude and a horrible person. I am 9 months pregnant and called into the office to discuss the issue, the staff member was hostile and proceeded to shout at me for questioning why she thought the property was unclean. It was a simple question that could have been resolved in a calm manner. Not shouting at the person asking a valid question.

I would advise all landlords and tenants against using this company - they are awful people.

Extremely disappointed with Martin & Co Aldershot branch. After moving out, we were charged an excessive cleaning fee, despite the flat being thoroughly cleaned by two people over an entire day. Minor issues like light dust were cited. I provided evidence from move-in showing the property wasn’t cleaned or freshly painted, yet we were still charged for both. It feels like we’re being billed for improving the property.

When I moved in, the landlord openly admitted the flat hadn’t been painted and assured me I could do what I liked with the walls. Despite that, I treated the property with care and made no changes. After being a reliable, respectful tenant for several years, I was shocked at how unreasonable they became over the deposit. It’s clear they expected me to return the flat in better condition than I received it.

The checkout report flagged only minor wear and cleanliness issues—many of which existed at the start. I even emailed the agency at move-in with photo evidence of dirt and incomplete paint missed in the initial inspection, which was ignored.

In the end, both landlord and agency seem to have used deposit deductions as a way to fund improvements. We feel scammed and deeply disappointed.

They will try to take your deposit for professional cleaning fee even you cleaned the place to the maximum of your ability!!!

I've never been charged for a cleaning fee before. The result of my cleanliness was like a professional.

The state of the property was much better after I moved out as I deep cleaned the entire flat regularly and also spent days and hours on cleaning leading up to the end of my tenancy yet they were still trying to take my deposit. I was so furious!!!

I will never ever want to deal with them again in the future! AVOID THEM AT ALL COSTS!!!

PS. They were trying to take down my genuine review that based on my experience. Most people here had the same experience as me! Come on accept the fact that you treated people unfairly and do tell your staff not to take our deposit for cleaning fee if the place was very clean even in better condition before we moved in. It's very unfair!!!

I moved in on the 21/01/2025 and I moved out by 20/03/2025. The apartment has mold, humidity and no ventilation. I wrote to the agency 2 days after moving in. After endless emails they decided to visit the apartment on the 13/02/2025. From that day till my move out date they did nothing. The key to the private parking wasn’t working either, did they fix it ? Absolutely not. Did they send someone to clean up the mold and install ventilation? Absolutely not. Did I ever get the landlords contact to ask for myself ? Absolutely not. They take forever to reply to one email, and ignore 15 of them.
The apartment was rented on the 17/04/2025 so I received my checkout report and till today I have not been paid the rent that’s owed to me or my deposit.
I was charged £180 from my deposit the agency claims it was professionally cleaned because it was said on the check in report. And I’m meant to take their word for it. But when I moved in I had to deep clean the apartment.

They have every excuse in the book, understaffed, landlord hasn’t replied, they’re in meetings. I don’t know how that company is run, I guarantee you they aren’t efficient. They see every email but choose to ignore every email. Apparently I was meant to get my rent refunded by Today. I asked for the landlords confirmation. I have received nothing.

They talk a lot, but do nothing. Super disappointed with their service. I would not recommend this specific branch to anyone.

Hi, worst service I have ever seen in my life, it’s been 15 days boiler is not working, nobody came to fix it, no hot water, leakage in ceilings and walls, very dirty and damage property, staff is very rude. No body respond if any wrong thing happens. 0 service.

Martin and co will try to steal your deposit on termination of your tenancy as can be seen by all of these experiences. It's clearly their policy forcing tenants to use the deposit protection scheme to step in on their behalf and adjudicate which many cannot afford to wait for.
The staff were rude and unprofessional throughout my dealings with them. I just wish I had read some reviews of them before in order to escape the horrible experience.

Absolutely brilliant experience dealing with Prakash. Although we hit a few snags along the way Prakash was always professional and always kept me informed with the situation. But we got there in the end.

If you are a prospective tenant, I advise exercising caution regarding this management company if they oversee the property you are considering renting. Throughout our 4.5-year tenancy, we consistently fulfilled our obligations by paying rent on time and in full, maintaining the flat in good condition—as confirmed by periodic inspections—and rarely inconveniencing the landlord with issues.

However, our experience upon vacating the property was ridiculous, despite providing notice that exceeded our contractual obligations. Alongside our landlord, the agent attempted to claim our entire £1,500 deposit through the Deposit Protection Service.

They allowed the landlord to leave us without a washing machine for over three months and attempted to breach one of their own contract terms by trying to raise the rent beyond the limit they had established, which occurred during two consecutive rent reviews.

The team's ability to conduct professional correspondence was lacking; their emails conveyed an unwarranted sense of superiority and were written as if they were factual rather than opinion-based.

We were unwilling to be intimidated into paying amounts for which we were not responsible. The Deposit Protection Service ultimately ruled in our favor, awarding the landlord a small proportion of what they claimed.

We were fortunate that we did not require our deposit back promptly having only just received it back 4 months after vacating the property. This was due to it being held by the Deposit Protection Service whilst the dispute was dealt with. Having rented properties for 15 years, I have never encountered such unprofessional behavior.

If you couldn’t tell from the other genuine reviews (NONE of which are even above 3 stars), Martin & Co. is a poor excuse for a letting agency.

During my time with them, it became clear that they do not care about you as a tenant. There are a couple individual people who do put in effort, such as their repairman, but the rest of them are utterly useless. Our flat would send emails and texts to the agency or Belal Khan, asking for something to get done, and usually not get a reply. Even our notice to leave the tenancy wasn’t confirmed by them until WE followed up to remind them. If things did get fixed by them, it usually wasn’t done well and would break again just a month later.

The main incident was to linked to our building’s secure entry. It had been broken for months (reported to Martin & Co., but no one fixed it) and drug-users had been known to come into the stairwell and mistreat the space. One day, this led to my flatmate’s bike being set on fire, filling the entire building with smoke. None of the fire alarms in the building went off (all broken and never checked by Martin & Co.), so we only discovered the fire through our flat’s hallway smelling smokey. We lived on the top floor, so the smoke had to travel all the way up before we even realised there was a fire - we opened our flat door to a wall of smoke.

Only after this incident was the secure entry “fixed”. I put it in quotation marks as it broke again a month later. This is the Martin & Co. standard.

Additionally, two out of four of our deposits were not protected in a scheme. This is illegal! We have had to apply to a tribunal about this.

When preparing to move out of this flat, I went and viewed another flat from Martin & Co., primarily out of curiosity for if their other flats were similar in quality to ours. The man from the company who showed me the flat was very unprofessional, talking to my partner and me about football and “what Dundee used to be” the whole time (unprompted). The flat itself was scruffy - outside the front door there was a hole in the ceiling, presumably from damp, and there was mould growing in the bath. The man said that this would be cleaned if we moved in, but most of the issues with this flat were beyond just cleaning. It was definitely more of a maintenance issue.

Furthermore, after moving out, we checked the photos they used to advertise the flat. They are ALL pre-tenancy! They do not show the damp in the kitchen and leaking radiators caused by Martin & Co’s negligence, nor the damaged walls from previous tenants.

There are other issues that I’m sure my old flatmates will bring up in their own reviews. Each of us experienced Martin & Co.’s incompetency in different ways. Luckily we are a positive and humorous group, so we could make jokes out of a lot of Martin & Co.’s wrongdoings, but ultimately, most of their actions cross the line from funny/stupid to downright dangerous. More specifically, from how silly it was that Belal was puffing on his grape vape when we met with him to our lives being put at risk because of a fire that easily could have been avoided.

I would advise people to think very carefully before potentially choosing Martin & Co. as a letting agency. Ask yourself if you are willing to do everything on your own and deal with people who only care about money and saving face. Personally, I will never willingly choose Martin & Co. again.

If I could give them zero, I would. They were my selling agents and totally incompetent! The sale took more than 6 months, and the day before completion, my buyer pulled out. For a reason they should have dealt with 6 months earlier. Awful crazy experience. AVOID them like the plague

Unfortunately I can not recommend at all ,the Owner was helpful full of positive vibes however i only got response from his letting manager when i eventually contacted him direct due to be totally let down by the letting agents when my Tennants left and new one’s moved in . They did not complete the exit inspection on day the Tennants left as per policy but 4 days later ,and with a 10 day turn around they told me to expect this caused finical issues to old tenants and myself because they had got a cleaning company in on the day before they left as the exit inspection was due on day they handed keys back ,we were told on calling Martin’s that the inspection had been done but it had not .decorators ,plumbers ,electricians went in on the 4th day so this caused the late inspection to be not a true reflection on when Tennant left.
They cleaning company the agents used to go in on the day before new tenants charged for carpeting to be cleaned but I’d had new carpets the day before,lights bulbs to be changed but I’d changed and left them spare the day before. I asked for this to be refunded as clearly an untruth ! But was told oh they have a tick box and tick when jobs are completed !!!! Clearly not in this case . We were erecting a new shed at the time of the cleaning company attending the property and know how long they were not there.
I’ve contacted in person and contacted via emails for a refund ,still nothing.
I had to ask several times for the payment from the deposit due to me after couple of months .
Theses are just a few issues I’ve had with the management team .
I was warned to be cautious and check everything,sadly too late.
I I’m in process of changing agents.

my new flat few days ago, everything seems okay thanks to Jacob for his excellent customer service, prompt response and timely informing of the next step, hope for am amazing experience.

Always greedy and looking for every attempt to take all your deposit.

Next time, I stay homeless rather than allow them provide me a house.

I do not recommend, not even to my enemy.
