I would strongly recommend NOT using this agent. My experience was extremely disappointing and unprofessional.

I had to call approximately six times just to get him to answer. Once I finally reached him, we agreed to meet at the property the following morning at 9:00 AM so he could show me the house and potentially represent me as my agent.

I showed up on time. He never showed up. He never called, never texted, and never communicated that he wasn’t coming. The property was locked, nobody was there, and I was simply left standing there after making the trip and setting aside my time.

If an agent cannot even show up to an appointment that he personally agreed to, I would have serious concerns about relying on him for an actual real estate transaction.

Completely unprofessional, disrespectful of a client’s time, and a terrible first impression. I would not recommend him to anyone. Save yourself the time and frustration and use someone who actually communicates and keeps their appointments.

Let me start by saying my experience with Joshua was nothing less than superb. My Uncle passed away unexpectedly and on top of the priorities and stresses our family was experiencing through probate the property in which he assisted with us was being vandalized and broken into on a frequent basis. Once I contacted Joshua and explained our situation he was kind, supportive, professional but most important expedient. Within a day of signing Joshua laid out a plan to protect the residence and monitor it, free of charge and obligation. He handled everything and provided us with much needed peace of mind throughout the whole process.

Josh did a great job selling my grandmother's house after she passed. We live out of state and he was very responsive to managing the sale of the house without needing us to be present. Would highly recommend.

He respectfully gave us his thoughts on what would be the best option as we negotiated fine points with the buyer, and then he left the decision to us. Our dad’s house was a humble home in a humble neighborhood, but it sold rapidly (above asking price), leaving all five of us siblings happy with the outcome.

Josh took care of many extras, like deep cleaning, bringing in a team to haul away a few decades’ worth of “acquisitions,” getting a special business license that the city required for real estate transactions, retrofitting safety items, taking impressive photos, and scheduling inspections. This was all done in an orderly and organized manner without my brothers and I needing to exert much effort or involvement once we had done the basic “clean-out” of the home—again, reducing stress.

I became the Administrator of my late brother's estate when he passed away unexpectedly with no spouse, children or Will. Josh was one of the first agents to contact me to offer assistance in navigating the probate process to sell the home. The legal process to name me the Administrator (as my brother's only relative) took several months, during which time Josh provided me materials to understand the steps involved and the timeline. He followed up with calls from time to time without assurance that I would give him the contract to sell the house. And by the way, my brother lived in California, while I lived in Ohio. During those months I received solicitations from many other probate realtors, mostly in the form of a postcard or flyer, but none were as helpful as Josh. When I finally became the court-appointed Administrator of his Estate, I signed with Josh to sell the house. He promptly marketed the property, accepting only the most qualified buyers. His escrow team kept me well informed of the progress and were readily available to answer my questions. Josh also had at his service contractors who would take care of maintenance or repairs to satisfy the legal requirements. I highly recommend Josh to anyone selling a home. He is experienced and knowledgeable and a pleasure to work with.

Joshua contacted me in a sea of probate real estate agents. His gentle and professional, but not pushy nature is why I chose him. Josh was a fantastic agent from start to finish. He helped our family navigate a complicated situation - selling my uncle's house in probate (he had lived there for more than 50 years and was a hoarder, so it was even more complex than normal). Every step of the way was an A+ and Josh went well beyond the traditional role of a real estate agent to serve our needs. He hired a crew to help us clear out the house, installed Ring cameras to keep an eye on things, hired a locksmith to secure the property, and had beautiful pictures taken inside and outside once it was empty. Our sister passed away in Irvine, CA, while we live in VA, 3000 miles away. To say handling her estate and selling her property was a daunting task, is an understatement. The very first person to call me was Josh Vigo-Fas. After some research and vetting, we just could not find anyone that checks all the boxes like Josh. Josh is thoroughly professional and knowledgeable about the process of probate. His communication skills are excellent with responsiveness making Josh a superstar. He knew all of the right people to clean, haul, paint and stage her condo. His negotiation skills were masterful when it came time to sell. After being bombarded with a whole bunch of phone calls from different realtors my attorney recommended me to speak to Josh to help me and guide me on my grandmother‘s property. After speaking with Josh I knew that he was a realtor I went with. I was very impressed and pleased with Joshua's service helping me sell an estate that I administered. In my experience Josh was very patient, transparent, and effective throughout the whole process. I had a ton of questions and ideas and Josh always answered all of my questions and gave sound advice. Josh kept me informed during all the twists, turns, and obstacles we faced along the way, I'm really lucky I had him on my team. The tenant living on the property was very uncooperative with selling the property every step of the way, but somehow, amazingly, Josh was still able to land me a buyer, and only at a very slight discount to what I might have sold it for had the house been vacant. The house sold for about 25k higher than the first bid, so I was pleased with that, and given the circumstances I was pleasantly shocked when escrow started after only about 4 months after the house was listed.

The only issue I had was it was sometimes hard to get a hold of him at times, but that's ok I understand he is probably a really busy guy and in high demand!

They say that selling a home is the third most stressful thing in life. It comes in third, right after the stress due to the loss of a loved one and a divorce. In our case, my wife’s father passed away in August 2021 and we had an entire estate to manage as well as a home to sell. To add even more stress, the house was in California, and we live in NY state. Josh Vigo-Fas was highly recommended by our estate attorney, due to his considerable experience in handling estate/probates home sales. Upon contacting Josh, he set up a zoom meeting within 24 hours and immediately made us feel at ease. Since we needed to wait for letters of administration for the estate from the courts, it would be a few months before we could list the property. In the interim, Josh connected us with an estate sales company to oversee selling the furnishings in the house and to clear it out to prepare it for sale. Our first snafu was that we had no keys or ability to enter the property and being that we were 2000+ miles away, Josh took care of everything. Josh contacted a local locksmith, met them at the house, and had them rekey the locks. About a month later we traveled out to California to go through the contents of the house to decide what we needed to keep versus sell. Josh met us at the house and produced a plan for how we would market and sell the property. We also discovered some plumbing and the septic tank issues. Once again, Josh contacted the appropriate professionals he knew, and took care of all the scheduling and met them at the home since we obviously could not be there. In the end, Josh got us 8 offers within 2 weeks of listing the property and we ended up getting top price (almost 10% over list price) for the home. Josh made everything such a smooth and effortless process. He stayed connected by phone, text and emails throughout the process and even managed things while he was away on vacation with his family. If you have a home to sell or an estate/probate property, we highly recommend that you contact Josh. His work ethic and personal skills are second to none and he really cares about his clients.

My probate lawyer referred me to Josh when I was looking for a realtor. I’m normally very picky and don’t make quick decisions without consulting with anyone. I’ve given it a chance and met with him. He showed up on time and was very informative and able to answer all my questions. He’s always very quick on returning my calls and always there to provide me with the information that I need, very upfront but still polite, and really work hard to please his client. I am glad I chose him.

When my mother passed away my sister and I were faced with having to sell the house we grew up in since neither of us lived in the area any more. We interviewed several realtors, including one who went to school with my sister and one recommended by a realtor I have used several times before where I currently live. After all the interviews were completed, my sister and I agreed Josh was the best realtor by far to list the house. Josh assisted me, as executor of my mother’s estate. He helped me maneuver through the court system and recommended an attorney to represent the estate. Josh recommended a list price that would attract the most qualified buyers. With in days we had several offers. After doing a best and final, we accepted an offer for twenty percent over the listing price, which was more than we originally expected. Josh then handled all the details to assure the appraisal and all other closing details were completed timely and the house closed within the agreed upon thirty days. I have sold many homes over the last forty years and can say unequivocally that Josh is by far the best realtor I have ever dealt with.
