Eaves Property Management appears to be a company that consistently falls short of expected estate management standards, particularly around communication, maintenance, and accountability.

Leisha was really prompt in sorting out the problem for me. She contacted the appropriate person & by next morning all was resolved

We have worked with this busy company for a few years now ... but thankfully we have someone who is prepared to go the extra mile each and every time we have questions/queries etc. You wont find a more dedicated, hardworking professional to deal with in this industry - Zoe is a real asset to the company and we are very grateful she is our line of contact.

Our experience with Eaves Property management has got better and better over the last few months. In particular Claire and Nicola have been very supportive and helpful. They respond extremely promptly to all our requests. Eaves also see the wider picture with health and safety. Investigation of external structures. There is also a consistent upgrade programme including lighting shutter replacement.

Eves try to do a good job in often difficult situations. Sadly they’re often up against grumpy residents and developers that hope residents will stop grumbling. Claire and Nicola are committed to getting stuff done where they can. Sadly my criticism is that the company doesn’t tell residents what they’re planning to do or are doing! Communication is everything. The five stars are for diligence, and trying to do the right thing plus Nicola’s good humour!

Eaves are a very busy Property Management Company and handle a lot of properties in the south of England. We have been with them for over two years now here at Columbus Point in Eastbourne's Sovereign Harbour and make no mistake coming from the far from efficient Hazelvine it has taken Eaves a good year to get itself established with us. But thanks to Beverley Eaves amazing team and one lady in particular being Nicola Carty (Nikki) who has worked with us hand-in-hand during this time, we have seen things get done. Lift refurbishment, new garage door, new internal phone system. new internal and external lighting amongst regular wear and tear jobs sorted for us. So on the Customer Service side of things I can only give full marks to their friendly and efficient team.

In general, Eaves is a quite busy management company as expected since they manage multiple developments in the area. However, Zoe and Josh who looks after Fabric Maidenhead are really helpful and supportive. They have personally handled our electric charging installations, which was an action waiting to be resolved for a long time and couldn’t be solved without their persistence to handle all 3rd parties on behalf of us.

It took a little while to get through at first, but once I spoke to Leisha, everything was sorted really quickly. She arranged for someone to bring a key out to me the very next day, which was fantastic and such a relief.

My experience with Eaves Property Management has been extremely poor, with ongoing issues that remain unresolved and a consistent lack of accountability or effective management.

At our development, residents are being charged for services that are either not being carried out properly or are not delivering any visible benefit. The basic standard of estate management is simply not being met.

The grounds are regularly left in a poor condition. with weeds, dead shrubs, and missing or neglected planting. Contractors attending site appear to do very little meaningful work, with visits that feel irregular and ineffective, including minimal visible maintenance of the communal areas.

There are ongoing safety and maintenance concerns that have not been addressed, including missing paving slabs creating trip hazards, a broken gate lock that has remained unresolved for months, and general deterioration of communal spaces. Items such as dumped rubbish and abandoned signage have also been left unattended for extended periods.

Waste management has been particularly poor. The bin area has, at times, been left in such a condition that residents have had to intervene directly to prevent hygiene issues, due to a lack of timely action or proper oversight.

There is also a lack of transparency around charges. Residents continue to receive demands for payment without clear or itemised breakdowns that properly explain what work has been carried out and when.

Communication is inconsistent and often unhelpful, with issues either delayed, deflected, or not addressed in a meaningful way. This leaves residents feeling that concerns are not being taken seriously.

Overall, the standard of service falls well below what would reasonably be expected from a property management company responsible for maintaining communal areas and charging residents accordingly.

Based on my experience, I would not recommend Eaves Property Management.

If you are unsure about this review, I would strongly suggest looking at other independent feedback and experiences from residents and leaseholders before making any judgement.

This company took down their Google reviews as they were so dismal. They are frauds who take your money and do not offer anything for the service. To complain against them, please use this as your formal route - The Property Ombudsman or Property Redress Scheme—or apply to a First-tier Tribunal (Property Chamber) for service charge disputes.

Our new build development of 17 properties was dumped by developer Antler Homes with this shambolic, unqualified, expensive, rude, deaf firm, who should not be allowed to call themselves property managers at best they are inadequate bookkeepers. We have spent 3 years trying to get proof of expenditure copy bills and receipts as required under section 22 of Landlord and Tenant Act 1985 as well as detailed questions all they do is threaten payment action via lawyers who seem to accept instructions without question but add to costs with no attempt to resolve genuine issues. It is clear that despite funding their fees there is no concept of acting in our best interests - we should not have to spend time , anxiety and costs fighting for professional service. Thankfully we are making progress in a group action to get rid of them good luck to the many others who have voiced concerns here Legislation does facilitate action .

No stars ..... This company is a total shower of Sh*t. They take your money as they are a parasite company , and then do their utmost not to provide any sort of customer service. Their "Customer Service " operatives actually lie to you and try every tactic to frustrate any sort of service. The Company manager / owner does not allow anyone to speak to her about anything, and just relies on the underlings to try and fob off any sort of enquiry ....a total shambles of a organisation . Avoid any dealings if at all possible .

I am extremely disappointed with the service provided by this property management company. Despite charging high fees every year, they consistently fail to carry out even the most basic repairs around the property. Issues are left unresolved for months, and any request for maintenance is either ignored or met with excuses.

For the amount of money we are required to pay, we expect at least a minimum level of responsibility and care — but instead, we receive nothing in return. The lack of communication, lack of action, and lack of accountability make this one of the worst management experiences I’ve had. I cannot recommend them to anyone looking for reliable property management.

If I could rate them any lower I would. AWFUL company, completely lack of accountability, they don’t answer emails only take the money. They have no idea what they are doing and they don’t provide clear invoices only a “proforma” that they completely make up. Worst company ever

DO NOT USE EAVES PROPERTY MANAGEMENT. This company is absolutely shocking. They ignore emails, ignore calls, and even when you copy in the director and manager, they still fail to respond. They continually fob people off, show zero accountability, and refuse to take serious issues seriously. Their communication is non-existent, their professionalism is a joke, and they operate like a company that simply does not care about the people they are supposed to serve. It is beyond frustrating and disgraceful. Fake promises, no follow-through, and complete disregard for their responsibilities. If you want endless stress, wasted time, and to be ignored while paying service charges for nothing in return, then this is the company for you. Otherwise — AVOID AT ALL COSTS. DO NOT USE THIS COMPANY.
