What an incredibly useless and unhelpful company. No way to talk to them. No way to email them. A drop down menu with limited choices. A complete an utter waste of time. A perfect example of a company where the customers have no option but to use their services. Absolutely atrocious!!

Absolutely useless ... I have paid an arears penalty every 6 month since purchasing a property managed by E+M. I have never received an invoice and even when do pay other charges are added without notification and then arrears charged

After all the correspondence I can't believe they are still billing me. Unbelievable!

This company have failed to acknowledge the transfer of ownership of a flat belonging my husband's deceased mother and continue to invoice and threaten him over payments that should have been invoiced to the new owner since July 2022. He has emailed and written letters with recorded delivery and had no acknowledgement whatsoever of the change in ownership. No apology! These are small assisted living type properties and the only way they change hands are as a result of the owner leaving this world, surely a little respect for these sad circumstances is appropriate and this company is completely tone deaf!

Appalling management company. I have lived in my property since May 2022 and my account had only just been setup, I’ve been receiving bills addressed to the previous owners. They are now sending me threatening letters demanding money! They do nothing to ‘manage’ our building the owners have to repair damages themselves yet this company demand our money.. the day I moved into my property I received a letter from SSE energy with COURT ACTION as e&m hadn’t been paying the communal energy bill. I’ve never received an apology and todays letter has tipped me over the edge. I tried calling today but their offices are closed.. wonder if they’ve gone bust.

Appalling service ,,I don’t think anyone actually works here I think it’s just a postal address,,Iv been waiting and my solicitor been waiting for 4 weeks for someone to answer the phone or reply to emails ,,rather upsetting to say the least ,,

Does anyone take this company to Court and take legal action against them? It is a horrible company. I pay regularly, I only missed one week between a rent advance of August 2022 to January 2023 costing £120.00, and I have received a solicitor's letter stating that this accumulated now to £553.00.

My sentiments to all the people who left their reviews. I hope some independent watch dog or agencies should look at this company, especially during the pandemic and recession. The company have callous hearts.

Was dreading being on hold for ever which has become the norm for this type of company ... but my call was answered quickly by Saduma, who answered all my questions pleasantly and thoroughly. I hope that the email/letter is sent as promised then I'll be very happy indeed.

This would be - 5 star . Call them. Regarding the block of flats . Will send an email address an employee said . This 13.30 , 14.00 no email . Office closed , only payment line is on . This is a joke . Crooks .

This E&M company NEVER sent an invoice for ground rent and proceeded with legal action without notice and telling the court that the owner cannot be found or didnt respond. On a day, I was suddenly notified by their solicitors that they have obtained possession order unless i pay them 5800 pounds where more than 4000 pounds are legal cost. Are they a scam ?

Scammers ,They lie in court to get their court order.

The company do not answer telephone calls have they got any staff working? They are dreadful why would anyone use them?

Appalling 'service '. Do not reply to emails, impossible to phone. Keep sending letters saying I owe them money though when I check on my online account nothing is due. After much badgering, I received an email confirming that my account was up to date. I've placed my property on the market as I am very distressed by their impossible letters and lack of response by a real person.

Again, I would give a minus number if I were able. This truly appalling company is the managing agent for our freeholder. They don't answer emails or telephone calls, the information they supply is incorrect. I recently made an official complaint to the company and I was unable to go to the Ombudsman until eight weeks were up. E&M replied on the very last day and the response they gave was inadequate and incorrect.
I do not understand how any reputable freeholder would employ this disgraceful company.

I would give minus stars if I could. Terrible company who don’t send reminders then issue huge costs again without any prior communication. Don’t care about their customers, just money grabbers. Would never choose to deal with them but they have our leasehold so no choice. Terrible, terrible company. 😡😡😡

This company is the worst company I’ve ever had the necessity to deal with….. absolutely appalling!!!!!It is totally impossible to contact them by phone and an email takes nearly 2 weeks to receive a reply!! And the reply was to say what I’d already done!!!

I agree with all the comments. I emailed E&M on 25 September with a query about ground rent. I received the basic acknowledgement and since then silence! Not even a few lines to let me know about any investigations they may be making. Absolutely useless, very bad customer service. Not letting them get away with this.

Very bad company. I sold property after my mother died. It completed April 2022. I am now getting demands for ground rent for 2023 and I am not the legal owner. It gives me anxiety receiving demands and they do threaten legal action. This is harassment!

Very difficult company to contact unless you owe them money. Even a simple request for a ground rent payment receipt is ignored.
