Chlpm Arvostelua 

I am always sceptical about putting negative comments about companies. However I am growing concerned about the way CHLPM operate. Within the last few years they have taken over the landlord responsibilities for properties in Lincoln where I am a leaseholder. Apparently the Lincoln Fire Service have issued an enforcement notice re communal fire doors. I have no issue with the need for safety. However CHLPM have acquired 2 quotes. One for 24000 and the other for 40000? They have now set aside leaseholder consultation quoting a law and unilaterally taken the higher quote. This is totally unacceptable. Fire door costs range considerably but THEIR preferred quote is 1250+VAT. Any search provides much lower quotes. Having read the comments of others then clearly CHLPM is challenging.

CHL Management are without doubt the worst managing agent I have encountered. They consistently ignore correspondence for weeks, fail to acknowledge formal complaints, and deliberately attempt to shift their legal obligations onto leaseholders. When issues arise they deflect, delay and obfuscate rather than take any meaningful action. Their so-called management service is a complete failure. Any freeholder or developer appointing them should be prepared for incompetence, negligence and a total disregard for leaseholder rights. Avoid at all

I have had a very frustrating experience dealing with this property management company.

There appears to be a consistent lack of transparency regarding service charges, including difficulties obtaining clear breakdowns, invoices, and supporting documentation.

Communication has also been poor. It is extremely difficult to get clear responses via email or phone, and issues often remain unresolved for long periods of time.

In addition, there are concerns about the quality and cost of contractors used, which do not seem proportionate.

Overall, the experience has been stressful and disappointing. Based on my experience, I would not recommend this company.
