Liberty place is a fabulous place to live. Clean tidy and great concierge team, sufyaan the new weekend staff member is nice.

I had a very nice conversation today with Benjamin , he was very nice to talk to made me feel very comfortable just a big thank you for putting my mind at ease.

Overall good experience, especially the concierge team specifically Kal, who has always been very helpful and welcoming.

Absolute liars. They have said that they will review the situation and again they do not even care and they do not do anything about your complaint. We have had a leak for years and they refused to repair it and they have found every excuse under the Sun not to repair it and they know exactly what I’m talking about. So don’t ask me for my email address And for you to help because you never do the whole building has been neglected by Centrick as a management company and that is why we are homeless. How can you review us being homeless and do something about it because you can’t and you have failed as a management company.

LIARS AND THIEVES

My flat was badly damaged once again due to external damages which centrick failed to fix on time. I was promised if I paid £950 to have the repairs done, including a hole in my roof due to a leak being left for years, centrick would refund me. They lie time and time again and have not refunded me despite promising to do so. They don’t answer phone calls or emails. DO NOT TRUST these liars.

The team who run liberty place do an amazing job. They make sure the development is run smoothly and efficiently. Led by saf’s leadership. Great team

Devan Vara was extremely professional, understood my problem and frustration and helped me to sort it out as soon as possible. Would be nice to have more employees with these kinds of qualities.

I have been living in Orion building for a while. And I find the concierge team very friendly, approachable and responsive to tasks. Special mentioning to Kal, who always greet me with a smile and entertain my questions.

Been to liberty last week and Sufyaan was on reception. He was so polite and courteous so I thought I’d put a positive review up and my appreciation.

Racketeering company, bills and fees with no context. Portal refuses to register your reference numbers, phone never answers.

The credit control team helped me sort out the issue. Mustafa handled my case very well.

I have been in contact with Holly Eldridge over the last week or so with regard to the new parking system at Broadoaks, Solihull. She has been incredibly helpful with very quick responses to my emails / questions and clear and concise instructions. Great service, thank you!

Awful property management company. They take no responsibility, make excuses all the time, they are constantly cutting corners avoiding spending money on proper on maintenance, leaving the building we live in looking awful and run down and creating more problems.

The head office staff are utterly useless. If they say they will do something, it will likely take weeks. There's a real don't care kind of attitude there.

They are terrible with communication, any problem going on in a building is left ambiguous, and made to sound not as bad. If there's any communication at all that is. They treat residents of buildings they manage like they are stupid.

They also try to balance out their negative reviews on here by getting their building staff such as concierges to get residents to leave a review for them specifically. These folks are generally good and helpful and they know this, and have been offering their staff £50 vouchers for good reviews (at least in the past) which is against the rules on trust pilot.

That is why you see so many reviews just specifically for concierges and other building staff.

Awful, dishonest company, full of timewasting, corner cutting people, if they manage a building you're considering living in, think twice.

Avoid at all cost. Where to start? ...
1/ As of April 2026, this company had not finalised their accounts for the 23-24 tax year.
2/ on questioning a 92% increase in the annual service charge (which included a 500% increase in the ground rent) in March 2025, I was told these costs were in line with market rates!!! On further enquiry I was given various other excuses.
3/ the company will not send copies of invoices as proof of expenditure.
4/ communication is unbelievably dreadful, with no reply to emails for weeks and after many requests for replies.
5/ maintenance of the property for which they are freeholders continues to be non existent (despite charging leaseholders HUGE amounts of money) and the property is gradually looking worse and worse.
6/ Letters often threaten to add admin charges if no payment is received in 14 days. These letters usually arrive 10 days after the date printed on the letter.
I could go on and on. Please feel free to contact me for evidence of the claims made above, which is the tip of the iceberg.
I am now trying to sell my flat, as I can't stand this any more.

I had an issue with the lead flashing on the roof becoming loose which cause it to lifting in the wind. This caused an incredibly annoying banging sound throughout the day and risked causing water damage to my property internally.

I raised this issue in June 2025 through their online portal, I had to chance it up 3 months later with no response. I then chased it up a second time in November 5 months after the initial complaint and was told the works had been cancelled due to weather and they would rebook the work. With no work being carried out I chased it up a third time in January, 7 months after the initial complaint and was told they are obtaining initial quotes, despite being told work was supposed to have already been carried out.

I then gave up going through their online portal and emailed them a formal complaint through their complaints department and was told they will review the complaint and have a response within 15 working days. To no one’s surprise I didn’t get any response within the 15 days, I then emailed them a final formal complain and was told the complaint had been assigned to someone and they would have a response within 15 working days. AGAIN I had no response at all.

After 11 months of chasing and getting no where this has left me with no option to now get the property ombudsman involved. This is now beyond acceptable and is completely unprofessional.

It’s currently 3am and the fire alarm won’t stop blaring as it did the night before and a couple of nights after that.

The elevator hasn’t worked in weeks, too. Some gates never fully close so anyone could walk into the building.

People have made complaints but it genuinely doesn’t seem to matter to them. They rather let us wake up in cold sweat, in the middle of the night, wondering if it’s a real fire or a random glitch as usual.

I’m going to move out which is a shame because my landlord is amazing. Centrick just cannot take care of this building or they just refuse to. Worst management I’ve ever experienced

Avoid Fabrick Square at all costs.

This place has become an absolute nightmare to live in. Fire alarms randomly go off at 5am waking the entire building for false alarms, yet during an actual fire incident the alarms reportedly failed to activate properly. Nobody seems to know what is going on.

The gates are constantly broken, meaning residents are forced to message each other in group chats just to get access to the car park. Then, despite paying for parking spaces, residents are still being targeted with parking fines by private parking companies even though there is no proper permit system in place.

Bins are constantly overflowing, lifts are regularly broken, and the building feels neglected. If you are elderly or disabled, seriously reconsider living here because the lift situation is unacceptable.

Service charges continue to increase massively with little visible improvement to the building or management. Many residents are now discussing tribunal action because people are fed up.

There have also been serious concerns raised by residents about access to properties, including reports of locksmiths attempting to gain entry to flats to check alarms without proper notice or resident permission, along with viewings allegedly being arranged without adequate consent or communication.

The entire place feels badly managed and residents are leaving wherever they can. I would genuinely advise people to stay away.
