Flexible Loan Options for Self-Employed Borrowers
I am a physician working for a telemedicine company. They pay me as an independent contractor, meaning that I am considered self-employed for tax purposes. After a nearly 2-month search, Arc Home was the only lender I was able to find that was willing to pre-approve me for a mortgage after less than a year of self-employment. The team I worked with guided me through the pre-approval process and ultimately approved my loan in time for me to close on a home within 45 days of my offer being accepted. Shout out in particular to Sales Director Robert Chiusano, who was one of the most consistently prompt, helpful, and responsive professionals I have had the pleasure of working within any field! The loan underwriting process was honestly a bit of a pain, but I assume that's true with any lender. Regardless of your circumstances, but especially if you are a non-W2 employee looking for a reputable mortgage lender with more flexible loan options, I would definitely recommend reaching out to see if Arc Home may be right for you.

It's Just Okay
So far the process of this cash out refi is going okay. I'm a little taken back by having to pay for the appraisal out of pocket. There are also more questions & documents that I've had to provide compared to my last refi a year or so ago. I wish I would have contacted my current lender to get a second quote but I didn't. I'm very curios to see what the final # is going to be.

Cash Out Refinance
After pulling my credit and having me submit the necessary documentation for a refi, I was told later that the application was cancelled due to not owning the property longer than 6 months. This should've been expressed in the beginning of the process.

Patrick Neely never called and never answered.
I had a conference call scheduled with Patrick Neely at 2:30 CST. At 2:50 I finally called his number and got a voice mail message.
I let them know I am too busy for this level of non service. Don't waste your time, there are other lenders who actually care.
