Highly recommend
I have been extremely impressed with the service I have received from Optima Legal and would highly recommend to anyone. Their communication through email, portal, text messaging and calls has been outstanding - really clear, concise, courteous and efficient. They have made the process of renewing my mortgage (along with my excellent mortgage advisors) really seamless and straightforward.

Dialogue with this company is painful
Dialogue with this company is painful. Each time I interact with them a different person responds and contradicts the previous response. I am at risk of losing my house sale as Optmi have failed to submit an application to the land registry to update my details following a recent remortgage. Avoid at all costs.

We are sorry to hear about your frustrations when contacting us, the way we work and handle contact from customers is currently under review and your feedback is important to us in this matter.
Once a remortgage is complete we have 35 days from the date of the OS1 document to submit the application to HMLR, which was within the time frame required. We regret if you wished this to be done sooner, however we were not informed of your requirements for an expedited process until you notified us a week after completion. We then took action to get this done within 24 hours.
We do apologise that you were given incorrect information from our colleague, this will be reported and back and extra training provided to ensure this doesn't occur again.

Extremely disappointing experience with Optima Legal
They have been handling my remortgage for months, yet with less than three weeks remaining before my current fixed-rate mortgage ends, I have only now been informed that an additional Help to Buy process and Deed of Postponement are required — a process they themselves say can take 6–8 weeks or potentially longer.
What makes this particularly frustrating is that the Help to Buy charge was not new information. It was visible on the property title from the beginning of the remortgage process. Despite this, the issue was not properly clarified and progressed until the last minute.
I was initially being asked for a RICS valuation and Help to Buy redemption information because their system had the case recorded as though I intended to repay the equity loan, when I actually intended to keep it in place. I now have to urgently contact Homes England myself, submit additional paperwork and pay additional fees while facing the possibility of my existing mortgage moving onto a much higher follow-on interest rate if the remortgage cannot complete in time.
Communication throughout the process has also been frustrating, with conflicting information about what was outstanding and documents being requested that had already been completed or received.
I understand that Homes England and the lender have their own processing times, which are outside Optima's control. My complaint is that a time-sensitive requirement that could potentially delay the remortgage by many weeks was not properly identified and dealt with much earlier in a case they had been handling for months.
At this stage I am having to actively manage and chase the process myself to try to prevent a potentially significant financial impact.
Based on my experience so far, I cannot recommend Optima Legal.

Awful service
I was recommended using Optima Legal for transfer of equity by Barclays four months ago.
Initially, the process looks clear and user friendly with their online tracker.
However, the process has been incredibly slow and it can take weeks for anyone to respond via their 'get in touch' page.
They also demanded I needed to pay a shortfall payment of £17000 by a deadline which had already passed. When I queried it I was told I had to pay before they would take my case any further. When I rang Barclays, they said I did not owe any money whatsoever.
When I eventually got through to someone they said 'oh yeah I can see now that might not be correct.' No apology or accountability.
I am hoping my case eventually comes to a conclusion. It seems I am no closer to a completion date.
Avoid at all costs.

We are truly sorry to hear about the difficulties and frustration you have experienced with your transfer of equity process. It seems we have not communicated clearly with you how redemption statements work, and what the jargon on them means. When a redemption statement is received, it is always calculated to a specific date. This results in the provider of the statement (your current lender) to use language that implied the deadline for the payment was a specific date, however all that means in reality is that for the figures to be correct as per that specific statement then payment should be made by that date. We can usually add daily interest for a specified number of days as long as the statement remains valid (a period of time determined by the current lender). We understand that we are familiar with this process and failed to guide you through this appropriately. We appreciate you bringing these concerns to our attention. We are actively reviewing your feedback to understand where our process fell short and to prevent similar situations for others. We are committed to improving our service and communication.
